PropertyData review: the UK research engine, honestly assessed

Declaration of interest

We build Prop AI Deals, a competing product, so read this as a rival’s assessment rather than an independent one. Every factual claim about PropertyData below comes from their own public pages, checked 9 September 2026. Everything evaluative is labelled as our view.

PropertyData has become close to default infrastructure for UK property research: sold prices, rental comparables, planning and Article 4, HMO licensing, yield and demand, all at postcode level. It is cheap, deep and widely trusted. This review covers what the four tiers include, where the credit model bites, and the one structural limitation worth understanding before you buy.

What PropertyData does well

  • The deepest area-research dataset in the UK independent market — planning, Article 4, HMO licensing, demand and yield in one place.
  • Genuinely cheap entry at £14 per month excluding VAT, which makes it easy to run alongside another tool.
  • A 14-day free trial, longer than most of the sector.
  • Well-regarded API and postcode-level data that other products build on top of.

Where it may not fit (our view)

  • Credit-metered on every tier below Unlimited, so heavy research months get expensive or throttled.
  • It is a research engine rather than a deal finder — it answers questions about an area you already chose, rather than surfacing which properties to look at.
  • No ranked, strategy-aware shortlist: you still do the deciding, which is the slow part of sourcing.

Unless a row names a plan, the PAID column describes Pro (£59 per month, 7-day free trial). Starter is £29 per month with no trial and capped analysis; Max is £99 per month and adds a white-label storefront. We are not VAT-registered, so no VAT is added to our prices. Verdict (our view)

PropertyData is the strongest pure-research product in the UK independent market and the pricing is genuinely fair. If you do area analysis at all, it earns its £14.

Our view on the limitation: research tools answer questions you already knew to ask. The expensive part of sourcing is not looking up an area, it is working out which of the live listings deserves the lookup in the first place.

Buy it. Then be honest about whether it changed how many offers you made, or only how well-informed you felt while not making them.

Frequently asked questions

How much does PropertyData cost?

Four tiers, excluding VAT: Basic £14, Standard £22, Pro £35 and Unlimited £60 per month, all monthly rolling with no contract. Annual is published as a year for the price of 11 months.

Is PropertyData worth it?

For area research, our view is yes without much argument — at £14 to start it is the cheapest serious dataset in the UK independent market, and a 14-day trial is longer than most competitors offer.

What is the catch with PropertyData credits?

Credits meter your research on every tier below Unlimited. Twenty per month on Basic goes quickly if you are genuinely working. Budget for Standard or Pro if research is a daily activity, or Unlimited at £60 if it is your job.

Does PropertyData find deals?

It has sourcing alerts, but our reading is that it is a research engine first. It is built to analyse places, not to rank live listings against your investment criteria.

Judge it on a real deal

The honest test is not a feature table, it is a property you are actually considering. Run one through PAID and see whether the verdict matches your own. From £29 per month on Starter; Pro is £59 per month with a 7-day free trial.
