Auction properties are where deals still exist

Auction buyers commit in 28 days with cash or bridging, so sellers discount the price for the certainty. Traditional retail buyers are priced out of the room. For investors with the right funding lined up, auctions are one of the last places you can still buy at 70-80% of open market value. We pull lots from every major UK auction house and score each one so you know which are actual deals before you download the legal pack.

BMV scored vs comparables

We cross-check the guide price against recent sold prices on the street, not just the guide.

Legal pack flags

We flag high-risk features (short lease, tenancy issues, special conditions) before you commit.

Frequently asked questions

How much below market value do auction properties sell for?

Guide prices are typically 15-30% below open market value, but the hammer price is usually higher because of bidding. Still, the final price often settles at 10-20% below comparable retail sales, especially on properties needing refurb.

What is the difference between guide price and reserve?

The guide price is what the auctioneer advertises. The reserve is the minimum the seller will accept, typically 10% above the guide. You only win if your bid beats the reserve, so always budget higher than the guide.

How do I finance an auction property?

Most investors use bridging finance (4-6 weeks to complete) or cash. Standard mortgages rarely work in the 28-day window. Budget for higher rates and arrange the facility before you bid. We tag properties with cladding/lease issues that make bridging harder.

Which UK auction houses do you cover?

We cover Auction House (national network), Allsop, Savills, SDL Property Auctions, BidX1, Pattinson, iamproperty (ex-Auction House NW), and regional houses. New lots appear in your feed within hours of being listed.
