PropertyEngine alternative: what the entry tier leaves out
Declaration of interest
We build Prop AI Deals, a competing product, so read this as a rival’s assessment rather than an independent one. Every factual claim about PropertyEngine below comes from their own public pages, checked 23 October 2026. Everything evaluative is labelled as our view.
PropertyEngine advertises from £24.99 per month, which reads well until you check what Basic excludes: brochures, off-market sourcing, instant alerts and pipeline management. That is most of the product. People searching for an alternative have usually just discovered that the tier they need is £89.99, or roughly £108 with VAT. This page compares honestly at that real price point, and, if you source deals for investors, at what happens after you find one.

What PropertyEngine does well
- Broad portal coverage with strategy-shaped sourcing filters: back on market, reduced, needing modernisation, possible negative equity, repossessed, probate and planning.
- A brandable brochure editor from Pro, with your logo and fonts and a calculator that shows your sourcing fee.
- D2V letters and postcards from Pro, with automated follow-ups and QR tracking, plus drip campaigns on Ultimate.
- Team accounts, CRM sync and an MCP server on Ultimate, which suits sourcing businesses with staff.
Where it may not fit (our view)
- The £24.99 entry tier excludes brochures, off-market sourcing, D2V letters, instant alerts and pipeline management, which is most of the reason to buy it.
- Reaching the working feature set means the £89.99 Pro tier, roughly £108 per month including VAT.
- It is built to find deals, not sell them: we found no investor-facing listing, enquiry handling, buyer CRM or compliance record on its public pages.

Verdict (our view)
PropertyEngine is a capable sourcing tool and the Ultimate tier is well-designed for teams — three included Pro seats, automation and CRM integration is a coherent package at £199.99.
Our view is that the entry pricing oversells. £24.99 without alerts, off-market sourcing or pipeline management is a demo, not a product, and the honest comparison is Pro at £107.99 with VAT against our £59.
If you run a sourcing business with staff and live on D2V campaigns, their Ultimate automations and CRM sync are worth a look; we offer paid team seats but no CRM sync. If you sell deals to investors, Max gives you the deal website, enquiries, social posting and compliance record PropertyEngine does not publish, for £99 against £199.99 + VAT. If you are one person looking for deals, the gap between £59 and £108 is real and buys you nothing you will use daily.
Frequently asked questions
Why is PropertyEngine more expensive than it looks?
The £24.99 Basic tier excludes brochures, off-market sourcing, instant alerts and pipeline management. The working tier is Pro at £89.99 excluding VAT — £107.99 with VAT at 20%.
What does PropertyEngine do better than the alternatives?
Team accounts and CRM integration on Ultimate are genuinely strong for sourcing businesses rather than solo investors, and it publishes a 14-day refund window after the trial, which is more generous than most.
Does PropertyEngine have an MCP server?
Yes, on Ultimate (£199.99 + VAT) only. Ours is on every plan, with monthly credits that rise by tier, which matters if you want to query property data from Claude or another AI assistant.
Is PropertyEngine good for deal sourcers?
For finding deals, yes: the filters, brochures and D2V letters are built for it. For selling them, we found nothing on its public pages for listing deals to investors, handling their enquiries or holding your compliance details. Our Max plan (£99, no VAT) adds a website for your deals, investor enquiries, social posting through Stratvo and a compliance record; our investor feed of sourced deals is opening soon.
Is there a PropertyEngine free trial?
Fourteen days, with a credit or debit card required. They also publish a full refund within 14 days after the trial ends.
Judge it on a real deal
The honest test is not a feature table, it is a property you are actually considering. Run one through PAID and see whether the verdict matches your own. From £29 per month on Starter; Pro is £59 per month with a 7-day free trial.
