PropertyEngine review: strong at the top, thin at the bottom
Declaration of interest
We build Prop AI Deals, a competing product, so read this as a rival’s assessment rather than an independent one. Every factual claim about PropertyEngine below comes from their own public pages, checked 23 October 2026. Everything evaluative is labelled as our view.
PropertyEngine searches across the major portals with strategy-shaped filters for BTL, BRRR, HMO and negative-equity situations, then adds brochures, pipeline management and — at the top tier — automation, CRM integration and team accounts. It is one of the more complete sourcing products in the UK, provided you buy the right tier. This review is mostly about which one that is.

What PropertyEngine does well
- Broad portal coverage with strategy-shaped sourcing filters: back on market, reduced, needing modernisation, possible negative equity, repossessed, probate and planning.
- A brandable brochure editor from Pro, with your logo and fonts and a calculator that shows your sourcing fee.
- D2V letters and postcards from Pro, with automated follow-ups and QR tracking, plus drip campaigns on Ultimate.
- Team accounts, CRM sync and an MCP server on Ultimate, which suits sourcing businesses with staff.
Where it may not fit (our view)
- The £24.99 entry tier excludes brochures, off-market sourcing, D2V letters, instant alerts and pipeline management, which is most of the reason to buy it.
- Reaching the working feature set means the £89.99 Pro tier, roughly £108 per month including VAT.
- It is built to find deals, not sell them: we found no investor-facing listing, enquiry handling, buyer CRM or compliance record on its public pages.

Starter is £29 per month with no trial and capped analysis; Max is £99 per month and adds a white-label storefront. We are not VAT-registered, so no VAT is added to our prices. Verdict (our view)
PropertyEngine’s Ultimate tier is one of the better team propositions in UK sourcing software, and the published 14-day post-trial refund is a real mark of confidence.
Our view is that the tier ladder is steep and the bottom rung is misleading. Advertising from £24.99 when the functional product starts at £89.99 sets up the disappointment that sends people looking for alternatives.
Worth trying, because the trial genuinely costs you nothing given the refund window. Just evaluate Pro, not Basic, or you will be judging the wrong product.
Frequently asked questions
How much is PropertyEngine per month?
Three tiers excluding VAT: Basic £24.99, Pro £89.99, Ultimate £199.99. No annual contract, cancel anytime, and downgrades take effect at the next renewal.
Is the PropertyEngine Basic tier worth it?
Our view is no, for most people. It excludes brochures, off-market sourcing, instant alerts and pipeline management — four of the main reasons to buy sourcing software at all.
What is PropertyEngine’s refund policy?
They publish a full refund within 14 days after the free trial ends, which is unusually generous for this sector and materially reduces the risk of trying it.
Is PropertyEngine good for teams?
Yes — Ultimate includes three accounts with full access, an automation builder, CRM sync (Monday.com and HubSpot) and a one-hour onboarding call. That is a genuine team product rather than a seat upgrade.
Can you sell deals to investors through PropertyEngine?
You can build a branded brochure with your sourcing fee from Pro and send it yourself. Their public pages describe no investor marketplace, deal listing or enquiry handling, so finding the buyer happens outside the tool.
Judge it on a real deal
The honest test is not a feature table, it is a property you are actually considering. Run one through PAID and see whether the verdict matches your own. From £29 per month on Starter; Pro is £59 per month with a 7-day free trial.
