Property Market Intel review: the affordability play, assessed

Declaration of interest

We build Prop AI Deals, a competing product, so read this as a rival’s assessment rather than an independent one. Every factual claim about Property Market Intel below comes from their own public pages, checked 9 September 2026. Everything evaluative is labelled as our view.

Property Market Intel offers UK-wide analytics, instant valuations, comparable sets, market finder tools, an opportunity tracker and a construction database, at prices that undercut most of the sector. It also has a serviced-accommodation focus on its Pro tier that few generalist tools match. This review covers what each tier includes and where the value genuinely sits.

What Property Market Intel does well

  • One of the cheapest credible entry points in UK sourcing software at £24 per month excluding VAT.
  • Unlimited valuation credits from the £33 Pro tier, which undercuts most metered competitors.
  • A serviced-accommodation focus on Pro that few generalist tools match.
  • A free API tier with 100 credits and no card required — genuinely useful for testing.

Where it may not fit (our view)

  • The Standard tier is capped at 80 valuation credits per month, which a single active sourcing week can exhaust.
  • Branded reports and full address listings are held back to Pro, so the entry tier is hard to use client-facing.
  • Analytics-led rather than decision-led: sourcing is filter- and alert-based, and we could not find a ranking of listings against your strategy on its published pages.

Unless a row names a plan, the PAID column describes Pro (£59 per month, 7-day free trial). Starter is £29 per month with no trial and capped analysis; Max is £99 per month and adds a white-label storefront. We are not VAT-registered, so no VAT is added to our prices. Verdict (our view)

Property Market Intel delivers on its affordability positioning, and the free API tier with no card required is a genuinely good-faith way to let people evaluate the data.

Our view is that the £24 Standard tier is a trap in the same way most entry tiers are: 80 credits, no branded reports, no full addresses. Budget £33 for Pro and the product becomes properly good value.

A strong buy for valuation-led work, particularly serviced accommodation. Our view is that it is less suited to someone who wants each listing ranked and explained against their strategy.

Frequently asked questions

Is Property Market Intel the cheapest sourcing software in the UK?

It is among the cheapest, though PropertyData starts lower at £14. Our view is that Property Market Intel’s £33 Pro tier with unlimited credits is better value than either entry tier, because it removes metering entirely.

What is the Property Market Intel free trial?

Seven days on every account, with no long-term contract and cancellation at any time. Their API additionally has a permanent free tier of 100 credits with no card required.

Who is the Expert tier for?

At £65 it adds automated contractor outreach agents and premium land and development layers. That is aimed at development-focused organisations rather than buy-to-let investors.

Is it good for serviced accommodation?

The Pro tier is explicitly pitched at serviced-accommodation professionals, which is unusual — most generalist tools treat SA as an afterthought.

Judge it on a real deal

The honest test is not a feature table, it is a property you are actually considering. Run one through PAID and see whether the verdict matches your own. From £29 per month on Starter; Pro is £59 per month with a 7-day free trial.
