PropMarker review: a strong niche, an opaque price list
Declaration of interest
We build Prop AI Deals, a competing product, so read this as a rival’s assessment rather than an independent one. Every factual claim about PropMarker below comes from their own public pages, checked 9 September 2026. Everything evaluative is labelled as our view.
PropMarker is an AI deal-sourcing tool aimed squarely at opportunity stock — probate properties, unsold auction lots, reduced prices and properties where an extra bedroom is achievable. It is one of the few UK tools built around distress and potential rather than around portal search. This review covers what it does, what it costs as far as they publish it, and where it fits.
PropMarker at a glance
- What it is
- An AI deal-sourcing tool focused on distressed and opportunity stock — probate properties, unsold auction lots, reduced prices and bedroom-extension potential.
- Entry price
- £39.99 per month (VAT treatment not stated)
- Tiers
- Free plan £0 · Entry paid plan £39.99 · Higher paid plan £299
- Free trial
- 7 days
- Contract
- Not published on the pricing page.
- Tier names are not exposed in the published pricing markup, and VAT treatment is not stated. Additional figures appear on the page under a billing toggle. Confirm current pricing on their own page before relying on it.
What PropMarker does well
- A distinctive niche: probate, unsold auction lots and bedroom-extension potential are genuinely hard to filter for elsewhere.
- A free plan alongside the 7-day trial, so the product can be assessed at zero cost.
- Report-volume pricing is easy to reason about — you know exactly what you are buying.
- Rich structured data on their public pages, which suggests a real data pipeline rather than a portal scraper alone.
Where it may not fit (our view)
- Pricing is not cleanly published: tier names and VAT treatment are absent from the page, which makes true cost hard to establish before signup.
- Report caps mean high-volume sourcing months push you to the top tier quickly.
- The distressed-stock focus is a strength and a ceiling — it is a supplement to a main sourcing tool rather than a replacement.

Unless a row names a plan, the PAID column describes Pro (£59 per month, 7-day free trial). Starter is £29 per month with no trial and capped analysis; Max is £99 per month and adds a white-label storefront. We are not VAT-registered, so no VAT is added to our prices. PropMarker capabilities reflect their published pages as at 9 September 2026. Products change: confirm anything decision-critical on their site before you buy.
Verdict (our view)
PropMarker earns its place for anyone whose strategy depends on distressed or under-optimised stock. Probate and unsold auction filtering is genuinely hard to find elsewhere.
Our view is that the pricing presentation undersells a decent product. Unnamed tiers and unstated VAT make the buying decision harder than it needs to be, and that friction is likely costing them subscribers.
Try the free plan first. If the probate and auction feeds change what you look at, it is worth the subscription as a supplement — not, in our view, as your only sourcing tool.
Frequently asked questions
Is PropMarker worth trying?
The risk is low — there is a free plan as well as a 7-day trial, so you can assess the data before paying anything. Our view is that the probate and unsold-auction feeds are the reason to look.
What does PropMarker cost per month?
Figures observed on their pricing page start at £39.99 per month for 50 property reports, with a higher tier at £299 for 250 reports and expert deal-analysis review. Tier names and VAT treatment are not published, so confirm on their site.
What are property reports and why do they matter?
They are the metered unit. Fifty per month on the entry paid tier means roughly two property assessments per working day before you hit the cap, which is restrictive for active sourcing.
Does PropMarker replace a general sourcing tool?
Our view is no. It is a specialist supplement. The niche it covers is valuable and largely unserved, but it is a narrower product than a general sourcing platform.
Judge it on a real deal
The honest test is not a feature table, it is a property you are actually considering. Run one through PAID and see whether the verdict matches your own. From £29 per month on Starter; Pro is £59 per month with a 7-day free trial.
