Over half of single-property landlords intend to exit within three years

New data from Property118’s Q3 2026 survey reveals a striking divergence in landlord sentiment based on portfolio size. Among landlords owning a single rental property, 53.4% say they plan to leave the sector entirely within the next three years. By contrast, only 16.7% of those with four or more properties share the same intention. This suggests smaller-scale landlords are under far greater pressure or dissatisfaction.

The disparity could reflect the rising regulatory and financial challenges that disproportionately impact single-property owners. For these landlords, fixed costs such as mortgage payments, maintenance, and compliance with evolving rules may weigh more heavily on their margins. Larger landlords, benefiting from economies of scale and possibly more professional management, appear better equipped to absorb these pressures.

This exodus of smaller landlords may have implications for the rental market. Single-property landlords have traditionally provided a significant share of rental supply, often catering to local or niche markets. Their retreat could tighten supply, especially in areas where buy-to-let is less concentrated among institutional investors.

For investors, this trend highlights the growing divide between small-scale and professional landlords. It also signals potential opportunities in acquiring properties from those exiting, but with caution around the underlying reasons driving their departure. Understanding the cost structures and regulatory environment will be key to assessing the viability of buy-to-let investments in this shifting landscape.
