GOLD requires explicit plot data + >=50% uplift over asking

Find UK properties with sub-dividable plots

Detached, Semi-Detached and Bungalow properties with plots large enough to support a second dwelling. We score every candidate against explicit plot size, regional residential land values, council density policy, conservation areas and Article 4 directions - so you only see deals where sub-division actually adds value.

What plot subdivision really means

Plot sub-division (also called garden grabbing) is when an existing residential plot is split so the surplus garden can be sold as a separate building plot or developed into a second dwelling. The economics depend on three things: plot size (a useful sub-divisible footprint is at least ~90 m^2, which means the original plot generally needs to be 250+ m^2), regional land value (residual land values vary from GBP 700/m^2 in Sunderland to GBP 4,200/m^2 in central London), and local policy (some councils - Richmond upon Thames, Bath, York, Cotswold - have explicit anti-garden-grabbing rules; Article 4 directions can revoke specific permitted development sub-division rights). Our evaluator pulls explicit plot size from listing data where present and falls back to a floor-area multiplier when not, but never tiers GOLD off an estimate alone - explicit plot data is mandatory for the highest confidence band.

Plot size (m^2)

Pulled from listing data when available; otherwise estimated from floor area x UK property-type ratio (Detached 4.5x, Semi 2.5x). Estimated plots cap at BRONZE tier.

Regional land value (GBP/m^2)

Seeded from price-per-m^2 medians (35% residual land share) plus a curated benchmark for thin-data postcode areas. Refreshed on every cron run.

Planning constraints

Article 4 directions, conservation areas with restrictive density policy, and listed-building status all hard-exclude or chip-warn the tier.

Net uplift (GBP)

Subdivisible m^2 (45% of plot) x land value x 0.65 cost deflator - asking price. GOLD requires >=50%, SILVER 30-50%, BRONZE 15-30%.

Frequently asked questions

What makes a property a Gold plot-subdivision candidate?

GOLD requires explicit plot size pulled from listing data (not estimated), the subdivisible footprint must be at least 90 m^2 (typically a 250+ m^2 plot), and projected net uplift must be >= 50% over the asking price after applying the 0.65 cost deflator. Properties with estimated-only plot sizes cap at BRONZE.

How is the net uplift calculated?

Subdivisible area (default 45% of total plot) x regional residential land value per m^2 x 0.65 cost deflator (covering planning, services, civils, build cost and developer margin) - asking price. Regional land values are seeded from price-per-m^2 medians (35% residual land share) and refreshed by cron.

Will Article 4 directions or conservation areas block sub-division?

Article 4 directions that explicitly revoke permitted development rights for sub-division will hard-exclude the property. Conservation areas are surfaced with warning chips - some councils (Richmond upon Thames, Bath, York, Cotswold) have restrictive density policy that makes sub-division consent harder, but it remains possible with a full planning application.

What plot size do I actually need?

Rough guide: 250 m^2 minimum total plot to support a 90 m^2 sub-divisible second dwelling once you allow for the existing footprint, garden retention, parking and access. Detached homes typically score better than semis because the side-access required for an independent driveway is already there.
