Vendor fatigue, agent pressure

Listings the market rejected

Properties sitting 90+ days unsold. Vendors are still paying the mortgage, void rent, or both — and the agent is desperate to put a sold board up. This is where the soft offers land.

Why stale listings are an investor edge

Most listings sell or relist within 60 days. Anything past 90 days is sitting because it's mispriced, has a defect the photos hide, or the vendor is holding a number the market will not pay. All three are good news for an investor who can move fast on the right one. We surface every UK listing past the 90-day mark, cross-check it against sold prices on the same street, and flag whether the asking price has already drifted from the original guide.

Vendor fatigue is real

After three months of viewings that go nowhere, sellers stop holding out for top price. Offers of 85-90% start landing.

Original price drift

We track every price change. If the listing has already drifted 5%+ below the original guide, the next bid lands at the new floor.

Frequently asked questions

How is a stale listing different from a price-reduced property?

A stale listing is any property that has been on the market 90+ days, whether or not the price has dropped. A price-reduced listing has had at least one explicit price cut in the last 90 days. Many stale listings have not yet had their first reduction — those are often the best discounts because the vendor is finally about to capitulate.

Why has the property not sold?

Usually one of three reasons: mispriced for the street, condition issues the marketing photos hide (damp, structure, layout), or chain problems with the vendor. We flag the obvious ones, but the play is to view in person and find what the listing is not telling you.

How much below asking is realistic on a stale listing?

On listings past 120 days, 10-15% below the current asking price is often accepted. Past 180 days, 15-20% becomes realistic. We rank each one against street-level sold prices so you know whether the asking price is already soft or whether there is real room left.

Are stale listings only flats and bungalows?

No. Every property type goes stale. In current conditions we see a lot of stale 4-5 bed family homes in commuter belts (priced for 2022, the market moved) and tenanted ex-rentals being sold by landlords who can no longer afford the void.
