Student HMO landlords priced out by PBSA
Student HMOs in cities where purpose-built student accommodation has overshot demand. Old landlords can't fill rooms at last year's rates. The exit creates operator margin for buyers who pivot to professional let or R2R.
Why PBSA oversupply creates an HMO buy-side opportunity
Purpose-built student accommodation (PBSA) developers spent 2018-2024 over-building in roughly six UK cities — Sheffield, Leeds, Manchester, Nottingham, Liverpool and parts of Birmingham. The new PBSA blocks offer ensuite rooms, on-site gyms and bills included at £130-180/week, which the old terraced-HMO stock cannot match. Existing HMO landlords are facing 2-3 percentage points of gross yield compression and many are exiting. For a buyer willing to convert the HMO to a professional let, take it rent-to-rent, or run it as serviced accommodation off term-time, the discount on the buy side opens up. We flag every HMO listing in a PBSA-saturated outcode where the seller signals an investment-only exit.

Frequently asked questions
Which UK cities are oversupplied with student accommodation?
The most over-built are Sheffield, Leeds, Manchester, Nottingham, Liverpool and parts of Birmingham. London is a special case — PBSA is plentiful but demand exceeds supply at every price point. Smaller university towns (Lancaster, York, Loughborough, Bath) remain undersupplied. We tag every listing with the PBSA saturation level of its outcode.
Why are these properties priced below market?
Existing student-HMO landlords are seeing 2-3 percentage points of gross yield compression as PBSA blocks open with newer rooms at competitive prices. Older terraced HMOs with shared bathrooms, no on-site amenities and 1990s decor cannot compete on price-per-room with a new ensuite PBSA bed. Landlords selling now are pricing for the new market reality, not the 2022 one.
What is the exit strategy?
Three options: (1) convert from student HMO to professional let — one tenant, lower yield but lower management; (2) take it rent-to-rent and sub-let to professionals or short-stay; (3) keep as student HMO but cut to 4-5 rooms and target post-grad and PhD demand which is less price-sensitive than undergrad. Our listing detail models the gross yield under all three.
Are these HMO licences transferable?
In most cases yes — the licence runs with the property, but the new owner needs to register as the licence holder and may face a fit-and-proper-person check by the local authority. We flag any listing where the licence is due for renewal so you can factor the timing into your bid.
