Priestfield Avenue, Prestonfield, Edinburgh, EH16 5JJ

A stunning, detached, family home nestled within a tranquil cul-de-sac in the highly regarded Prestonfield area of Edinburgh.

With three/four bedrooms (including a large main bedroom suite with a balcony and ensuite bathroom), an indoor hot tub, a garden bar, private front and rear gardens and a gated driveway that can accommodate up to three cars, this fully furnished property is a luxury home that is rarely available on the rental market.

Available now! The heart of this home is a stylish, modern kitchen featuring a large island, making it perfect for breakfasts.

This space is designed to support both everyday living and social interaction. From a practical perspective, it comes with all the appliances one would expect in a high-end, furnished rental.

The kitchen opens out through bi-fold doors into an impressive sunroom. This bright, open space contains a small living area and the main dining area.

Like the kitchen, it benefits from underfloor heating, allowing it to keep cosy (even in the winter months).

The sunroom has direct access via sliding doors to the rear terrace and back garden, seamlessly connecting indoor and outdoor living.

The rear terrace comes complete with external garden furniture, and the back garden is encircled by a large hedge to ensure privacy.

It also contains a shed for gardening equipment and, more interestingly, a detached outbuilding complete with a bar. This is a perfect space for entertaining on summer days, whatever the weather!

Further enhancing the property's appeal are unique amenities such as an indoor, six-person hot tub, something rarely seen on the rental market.

The rest of the interior is characterised by contemporary finishes and a thoughtfully arranged layout.

The property provides three generous double bedrooms (two upstairs and one downstairs), each with a good level of built-in storage.

There is also a fourth, smaller double bedroom (also downstairs) that could easily be repurposed as a study, nursery, or studio, depending on the tenant's needs.

The main bedroom suite is located upstairs at the rear of the property.

It benefits from a private balcony, offering views over the back garden and glimpses of Arthur's Seat: the ideal place to watch summer sunsets.

The main bedroom suite also has direct access to an ensuite bathroom with a stand-alone sit-in shower.

A well-appointed family bathroom serves the remaining bedrooms and provides ample space for daily routines. A separate living room provides an additional space for relaxation and entertaining.

The house benefits from gas central heating and double-glazing throughout.

Additional benefits include the private, gated driveway, which can accommodate multiple vehicles, and the secure and peaceful environment offered by its cul-de-sac position.

The combination of generous accommodation, quality finishes, and unique amenities distinguishes this property within the local market.
