Top Lane, Copmanthorpe, York, YO23 3UJ

An exceptional family residence carefully extended by the current owners who are developers themselves.

The home they have created is truly stunning and offers modern day living but with character, charm and excellent energy efficiency with a ‘B’ rating which is the best I have seen on a property of this size.

While the home covers a large area there are not too many rooms rather they are all of a good size.

The home makes ideal family living and wonderful for entertaining with a gorgeous private garden and super cool outside summer house with bar/shower and wood burner.

The hub of the home has to be the spectacular open-plan kitchen, dining and family room.

This is exactly what the modern family would want to see, plenty of space a high quality kitchen, great views to the garden which can be accessed and all open plan giving a social, vibrant ambience.

Floor-to-ceiling glazing captures uninterrupted views of the very private gardens and fills the space with natural light.

The kitchen comes with beautifully appointed cabinetry, of course the central island, range cooker and generous preparation space.

There is a neatly tucked away while utility room just off the kitchen with laundry shoot and direct access to the integral garage. They have thought of it all!

The family or those young at heart adults will love the spacious Games room/Man cave. Wifi all works well as would be expected.

There is also a separate home office well positioned in then house making for a great space for remote working.

The first floor continues to impress and has been thoughtfully arranged to create an impressive principal suite, complete with a walk-in dressing room, luxurious en suite bathroom and a private balcony overlooking the gardens.

Four further double bedrooms are served by a family bathroom and an en suite shower room to the second bedroom.

The second floor provides a superb self-contained suite comprising three additional bedrooms, making it ideal for guests, older children, dependent relatives or multi-generational living.

I know where my teenage child would be picking as her room! It would also make a fantastic gym.

Outside, the beautifully landscaped south-facing gardens offer an exceptional degree of privacy and space.

Nestled within the grounds is a stunning garden summerhouse, creating a remarkable entertaining space with a bar, shower room and a comfortable living area with a log-burning stove.

This is an amazing addition and I am sure will be enjoyed to the full. Further accommodation includes an integral garage and separate workshop.

Overall it is a truly exceptional home in a grade A location extremely rare to find in the rental arena.

Do enjoy the floorpan and photo reel and be sure to come and view in person it is a fabulous house.
