Down Park West, Turners Hill Road, Crawley Down, RH10 4HQ

Down Park West occupies the principle wing of a handsome Victorian mansion, originally conceived in the 1860s as a country residence for the distinguished barrister James Harrison, who later served as mp for Kilmarnock Burghs.

This remarkable home extends to over 5,000 sq ft across three beautifully arranged floors and is complemented by a substantial outbuilding offering excellent potential for ancillary accommodation.

Set within approximately 1.6 acres of magnificent parkland-style grounds and surrounded by the protected landscapes of the High Weald and South Downs, the property enjoys an idyllic rural setting while remaining exceptionally well connected.

Constructed in brick beneath an ornate gabled roofline, the elegant Victorian façade is distinguished by elegant round-arched windows framed by substantial stone mullions.

Inside, a wealth of character features has been beautifully preserved.

Despite its peaceful countryside setting, Three Bridges station is just a short drive away, providing regular services to London Bridge, while Gatwick Airport can be reached in approximately ten minutes by car.

Interior The house opens into an exceptionally grand reception hall, where soaring ceilings, rich wood panelling and remarkable original geometric floor tiles create a wonderful first impression.

An elegant period fireplace, now fitted with a wood-burning stove, is framed by an ornate mantel with classical columns, while original frescoes above the doorways add further interest.

The magnificent kitchen and dining room is fitted with bespoke painted cabinetry, complemented by elegant marble worktops.

The room centres around an island, lit from above by a ceiling canopy, whilst an electric Aga sits within the original fireplace.

Impressive arched windows flood the room with natural light, framing views of the grounds – creating a delightful spot for both family dining and entertaining.

The adjacent family room is a cosy spot for quiet relaxation or study while the drawing room is an exceptional space, focused on an exquisite period fireplace with a green marble hearth, with further features including original fretwork, decorative plasterwork and elegant oak parquet flooring.

Upstairs, the lower landing serves four bedrooms, including the well-proportioned principal suite.

The elegant landing is a striking space in its own right, with bespoke built-in cabinetry set alongside three full-height arched windows that frame glorious views.

The central arch incorporates French doors opening onto a roof terrace, creating a wonderful vantage point.

The second floor provides two additional double bedrooms with a light Scandinavian-style aesthetic, also served by a smart bath/shower room.

Outside Set within approximately 1.6 acres, the grounds provide a magnificent setting for the house, which is framed by an array of mature trees.

In spring, the banks below are carpeted in drifts of bluebell and daffodil.

Approached through impressive wrought iron gates, an oak and fir tree lined driveway sweeps through the grounds to reveal expansive lawns, with trees beyond providing a sense of seclusion and privacy.

The gardens are not only beautifully landscaped, but rich in wildlife, with deer and an abundance of birdlife frequenting this peaceful and secluded setting.

Nearby, a beautifully crafted two storey oak-framed outbuilding includes a double garage and a studio, offering excellent potential to create a self-contained annexe, subject to the necessary permissions.

The garden also features an historic wwii Anderson shelter. Situation Down Park Place occupies a secluded position at the end of a private road on the north-western edge of Crawley Down.
