Pond House Cottage has been comprehensively renovated to an exacting standard, resulting in a home that effortlessly marries historic character with elegant, contemporary country living.

From its captivating façade to the secluded rear courtyard, this is a property of rare quality and atmosphere.

The cottage enjoys exceptional curb appeal, constructed from attractive local stone beneath a traditional slate roof, and benefits from newly installed windows throughout.

The central entrance is framed by a rustic timber porch, opening into a welcoming entrance hall with authentic flagstone flooring.

A staircase with a white-painted balustrade rises gracefully, while a timber-framed feature panel door and traditional column radiator add both warmth and character.

To the left of the hall, the kitchen/dining room unfolds as the heart of the cottage.

The kitchen is a bright, inviting, and highly functional space, fitted with classic shaker-style cabinetry complemented by warm butcher-block wooden worktops.

Flagstone flooring reinforces the cottage aesthetic, while thoughtful planning provides space for a washing machine, a freestanding cooker with electric hob, a full-height refrigerator/freezer, and a microwave.

An undermount sink with drainage sits beneath a large window enjoying views outdoors. Abundant natural light streams in from two separate windows, one dressed with a soft, neutral striped Roman blind.

There is ample room for a dining table, making this an ideal setting for informal meals and everyday living.

Returning to the hallway, a door leads through to the principal reception room is rich in character, centred around a substantial stone fireplace housing a black wood-burning stove.

Exposed dark timber ceiling beams and warm natural pine floorboards create an inviting and atmospheric space, ideal for relaxing or entertaining.

To the rear of the property, the sunroom/garden room is accessed seamlessly, forming a natural extension of the living accommodation.

A light-filled sanctuary designed for year-round enjoyment, featuring pale grey/off-white tiled flooring.

A preserved exposed stone feature wall adds texture and historical interest, making this a particularly versatile and tranquil addition to the home.

The upper floor is accessed via a carpeted landing, which retains character with a stunning exposed rough-cut stone wall section and a dark ceiling beam.

The principal bedroom is an exceptional room with an impressive vaulted ceiling, showcasing exposed dark timber beams.

Natural pine floorboards and a superb exposed stone feature wall behind the bed create a dramatic yet restful retreat.

Across the landing, bedroom two is a bright and inviting double room, ideal for guests, a child’s bedroom, or a home office, again benefiting from exposed beams and natural wood flooring.

Completing the first floor is the family bathroom, accessed directly from the landing. A stylish and thoughtfully designed, combining modern fittings with traditional charm.

The bathroom includes a full-sized bath with over-bath shower, white-painted tongue-and-groove panelling, and a warm exposed beam.

Externally, a beautifully maintained front garden, with a central lawn bordered by abundant mixed flowerbeds.

Whilst to the rear a highly private and peaceful flagstone courtyard, fully enclosed by impressive high stone walls ideal for outdoor dining or quiet relaxation.

A handsome stone outbuilding, rebuilt using reclaimed stone from a former fire station, offering distinctive character and excellent storage or workshop potential, offering practical storage or workshop space without compromising the aesthetic of the setting.
