Ashfold Farmhouse, Horsham Road, Haywards Heath, RH17 6DT

A delightful period property with outdoor pool and outbuildings, situated in semi-rural position with far-reaching views Description Ashfold Farmhouse is a delightful period property which dates back in part to pre-1900.

Its frontage has pleasing red brick elevations, set with a central portico and under a tiled roof.

To the rear are two deep bays to the reception rooms, and balconies to three of the bedrooms, all with a glorious southerly outlook over the valley and South Downs beyond.

The property was acquired by the current owner in 2010, and subsequently renovated and extended to offer beautifully presented, comfortable and well-proportioned accommodation, and is ideally suited to family life.

The ground floor offers an impressive reception hall, a light and bright room which is open to the study. The study has bi-fold doors which frame the far-reaching views to the south.

Adjacent to the hall is a cloakroom and built-in coat cupboards.

The triple aspect sitting room has an open fireplace and offers plenty of space for entertaining and relaxing, and a set of French doors provides an excellent flow between inside and out.

The kitchen/dining room has plenty of space for table and chairs, and French doors to the paved side terrace.

The fitted kitchen is well-equipped with a range of wall hung and under counter pale cream cabinets under pale granite worktops.

There are a range of built-in units comprising two neff slide and hide pyrolytic ovens, microwave oven and two warming drawers plus a large induction hob, a Samsung American-style fridge/freezer, a dishwasher and wine cooler.

The kitchen leads to a large utility room with an AEG washing machine and heat pump tumble dryer.

There is a courtesy door to the double garage which has an electric roller shutter door and a PodPoint electric car charging point.

On the first floor there is a spacious galleried landing, four double bedrooms and three bathrooms.

The three bedrooms on the south-facing elevation have fitted wardrobes and balconies, the central one offering space to sit and enjoy the views.

The principal and guest suites have large en-suite shower rooms. A family bathroom completes the accommodation. The attic is heavily insulated and partly boarded, with lighting.

The house has oil-fired central heating: Underfloor to all rooms on the ground floor with individual programmers, and radiators to all upstairs rooms.

The three bathrooms also have electric underfloor heating with individual programmers.

Ashfold Farmhouse is approached via a long driveway, which sweeps down past the paddock to the main grounds, passing a striking former grain store which now provides storage.

The paddock has mains water connected. Opposite the house is the pool barn complex and hardstanding offering plenty of parking for vehicles.

This versatile complex has a large games/recreation room, a large wet room (which also serves as the pool changing room), a garden store and a boiler room.

The oil-fired boiler provides heating for both the pool and underfloor heating to the barn and wet room.

The large pool (36’ x 16’ x 9’ in deep end) is sheltered by a charming brick wall and surrounded by a large paved terrace offering plenty of space for umbrellas, tables, and loungers, with a lawn to one end.

West of the house are two adjoining barns, currently used as workshops. One also has an upper floor with storage cupboards.

There is mains electricity and water, and they have potential to create a home office or further accommodation (subject to planning permission).

Beyond this is an area of woodland, with an open bay log/machinery barn with lighting and power points.

The gardens and paddock which surround the house are principally laid to grass, with areas of mature woodland to the east and west.

In season the woodlands abound with a large variety of wild flowers such as bluebells, primroses and daffodils. About 10 acres in total.
