Lippen Lane, Southampton, SO32 3LE

Bere Farm is a beautifully refurbished Grade II listed farmhouse where the current owners have undertaken a comprehensive programme of modernisation, successfully blending historic character with refined contemporary living.

Exposed beams, stone and quarry tiled floors and wood‐burning stoves sit alongside excellent decorative order and modern comforts throughout.

A substantial and welcoming reception hall with stone flooring and an inviting woodburner sets the tone, with an oak staircase rising to the first floor.

Principal reception rooms include a double‐aspect sitting room, a charming office with woodburner, and a versatile family room opening directly onto the garden.

The heart of the house is the stunning kitchen, superbly appointed with an island unit, range cooker and a striking triple‐aspect glass‐box extension with sliding doors leading to the terrace and garden.

A pantry, study, utility room and cloakroom complete the ground floor.

The principal bedroom enjoys far‐reaching views across the garden and countryside, with a freestanding bath, dressing room and en suite shower room.

A guest bedroom also benefits from a freestanding bath and en suite, alongside two further double bedrooms and a family bathroom.

Outside, the property is set within over six acres with glorious Meon Valley and South Downs views.

Historic outbuildings include the wheelhouse with original treadwheel, cellars, garaging for four cars, workshops, a large barn and a staddle stone granary.

The gardens extend to the south and west, thoughtfully planted to frame open countryside, with a tiki hut providing a perfect vantage point for enjoying the setting.

Warnford is an attractive and unspoilt village set within the picturesque Meon Valley in Hampshire, much of which lies within the South Downs National Park.

The village enjoys a peaceful rural setting whilst offering a range of everyday amenities including a well-regarded pub (The George & Falcon), village hall, church and access to numerous countryside walks and bridleways.

More extensive facilities can be found in nearby towns such as Alton, Petersfield and Winchester, all offering a wider selection of shops, restaurants and services.

Transport links are excellent for a rural location, with mainline rail services from Petersfield to London Waterloo in around an hour, and easy access to the A3 and A32 connecting to the M3 and broader road network.

The area is particularly well served by highly regarded independent schools including Bedales, Churcher's College, Winchester College and St Swithun's, all within comfortable driving distance.
