Occupying a desirable position on the edge of the village of Bepton, the property is surrounded by its own land and enjoys far reaching views across open fields towards the foot of the Downs.

Approached via a substantial driveway, the house sits comfortably within its established gardens, which provide a high degree of seclusion and lead naturally onto the adjoining pastureland.

The house itself retains a number of charming original features and offers well proportioned accommodation arranged over two floors.

The main entrance opens into the main reception hall, while a secondary entrance provides access to a useful boot room.

The main reception room is light and welcoming, with views extending across the gardens and pasture beyond.

An open-plan drawing and dining room provides a generous space for both everyday living and entertaining, featuring original parquet flooring and an open fireplace.

The accommodation is now in need of modernisation, providing an exciting opportunity for a new owner to update and personalise the house while retaining its character.

There are three bedrooms and a family bathroom on the first floor, with a further bathroom on the ground floor.

The ground floor is completed by a kitchen and cloakroom and potential fourth bedroom which is currently used as a sitting room.

Originally constructed in the 1960’s and subsequently extended in the 1970’s, Grangefield offers considerable scope to create a highly individual country home.

With its private setting, extensive grounds, equestrian facilities, and potential for further enhancement, the property represents a particularly unusual opportunity within the South Downs.

Gardens and Grounds The grounds offer an exceptional setting for those seeking a rural lifestyle, with the land and existing facilities particularly well suited to equestrian use.

The equestrian facilities are a notable feature of the property and include a stable block with two loose boxes, feed room, hay store and generous tack room, together with electricity.

There is a 25 metre riding area and two pasture fields, both served by mains water troughs, as well as field shelters and a selection of cross country jumps.

The property was formerly operated as a registered riding school and equestrian business, offering scope for a variety of future uses, subject to the necessary consents.

A range of additional outbuildings provides further versatility.

These include an attractive oak framed two-bay garage and several useful ancillary buildings, currently providing excellent storage and offering potential for alternative uses or further development, subject to planning.
