Drumcharry Steading, Aberfeldy, PH15 2LQ

An impressive highland home with about 6.6 acres and a spectacular contemporary interior Description Drumcharry Steading was built on the footprint of an old farm steading in 2007.

The house is characterised by its impressive ceiling heights, picture windows and exceptional entertaining spaces both indoors and out.

The principal living spaces occupy the western wing of the building and feature vaulted ceilings, irregular window openings and exposed stone-effect walls.

The sitting room has several floor-to-ceiling windows and access to a decked terrace, it is designed to make the best of the south-westerly views.

It is linked to the dining room which similarly has impressive high ceilings and has access to the garden via a large, bright porch.

The dining room is ideal for entertaining on a grand scale and has a gas stove set within an exposed stone-effect wall.

Steps lead up from the dining room to the well-equipped kitchen which has a kitchen island and timber units on a limestone floor.

A wall of glazing incorporates sliding doors to an expansive area of decking outside. Beyond the kitchen is an informal sitting room which has a carpeted floor and a relaxed atmosphere.

There is a utility room with back door behind the kitchen. The bedroom wing runs perpendicular to the rest of the house and is arranged over two storeys.

The main bedroom suite is on the first floor where there is a tremendous southerly view from its balcony.

This room has an en suite shower room and its own dressing room (which could be used as a fifth bedroom if required).

Bedroom two is on the ground floor and has an en suite shower room whilst two further bedrooms share a smaller shower room.

Outside Drumcharry sits within about 0.75 acres of landscaped garden which is principally laid to lawn.

There are two paved terraces linked by a pathway on the south side of the house, together with a terrace with hot tub to the rear.

A particular highlight of the garden is the substantial raised L-shaped deck, which is directly accessible from various points within the house, providing an exceptional outdoor entertaining space.

A further decked terrace is located adjacent to the formal sitting room. There is parking for three vehicles, with ample scope to create additional parking if required.

Land To the west of the garden there is just over 5 acres of ground which belongs to Drumcharry. The ground has been drained, maintained and enhanced through the planting of carefully selected trees.

There is considerable scope for further landscaping, making it ideal for purchasers interested in additional tree planting, wildflower meadows, beekeeping, chickens or hobby livestock.
