Church Street, Coggeshall, Essex, CO6 1TY

Located in the very heart of Coggeshall and instantly recognisable, this beautiful home dates back to the early 1600s and is a fine example of a timber-framed house that has been cherished and preserved across the centuries.

Altered during the Georgian period and carefully restored in 1922 by the expert who was responsible for the Grade I listed Paycocks House, Cockrells now combines remarkable historic character with practical modern living.

From the outside, the property is striking, with its handmade red tiled roof, jettied frontage and exposed beams creating a quintessential period feel.

Decorative oriel windows and a Tudor-style arched front door add to the sense of heritage and presence. Inside, the house is full of character.

Original timbers remain exposed, with chamfered beams and traditional joinery bringing warmth throughout.

Fireplaces are a real highlight, from the 17th century hearth on the ground floor to the original stonework and moulded surround on the first floor.

Later additions also add charm, including a Victorian cast iron grate and sympathetic joinery from the 1920s restoration.

Deeds dating back to the reign of George III further underline the property’s rich history. The accommodation is impressive, extending to over 5,800 sq. ft. and arranged across three floors.

A central hall welcomes you into the home and provides access to a choice of reception rooms.

To one side is a magnificent drawing room with an elevated bay window, while opposite sits a dining room with a handsome fireplace and plenty of space for entertaining.

The hall flows through to a generous kitchen/breakfast room with doors opening to the garden, complemented by a walk-in pantry.

A sitting room with vaulted ceiling and exposed chimney stack, utility room and cloakroom complete the ground floor.

On the first floor, a spacious gallery landing offers scope as a library or reading space.

Three large double bedrooms are arranged at this level, including a superb principal suite with walk-in wardrobe and adjoining shower room.

A luxurious family bathroom with roll-top bath and separate shower completes the floor.

The top floor offers a flexible retreat, with two further bedrooms, a study/sitting room, an en-suite and an additional bathroom — ideal for teenagers, guests or even a semi-independent space.

Outside, the property continues to impress. The garden is mostly walled and features an “in-ground” heated swimming pool, served by an air-source heat pump and framed by an attractive poolside patio.

A substantial three-bay garage with loft room above provides excellent storage or hobby space, and there is ample parking. The current owner have extensively modernised the property.

Enhancments have included a new roof electrics, plumbing, installation of wood burners, kitchen and under-floor heating.

In addition the garden has been landscaped as well as the installation of the swimming pool.

This is a home of rare distinction, offering the perfect marriage of historic charm and modern family living, in one of Coggeshall’s most iconic positions.
