Completely refurbished throughout, the property offers bright, modern and low-maintenance accommodation, with everything newly fitted including the kitchen, bathroom, flooring, decoration and heating.

Upon entering, the accommodation opens directly into bedroom, which features a split-level layout with a step up to the main sleeping area.

Multiple windows provide excellent natural light, creating a pleasant and airy space.

A door leads through to the open-plan kitchen and living area, which offers a surprisingly spacious layout with plenty of room for both living and dining furniture if required.

The newly fitted kitchen provides useful storage and includes space beneath the worktop for a washing machine. A modern shower room is conveniently positioned just off the living area.

A particular benefit of this apartment is its private courtyard garden, which is a feature not enjoyed by the other apartments within the building.

There is also access to a communal green area to the rear of the property.

Further benefits include brand-new electric heating, double glazing, new flooring and fresh decoration throughout, together with convenient access to local amenities and the town centre.

Please note that bins are located to the rear of the property and their position will be made clear during viewings. Electric heating throughout. Available immediately. On road parking only.

Please note: There is a right of access across the rear of the property to provide access to the side alleyway of 79 Burford Road, primarily to allow bins to be put out.

This access runs along the rear of the property and does not enter the private courtyard garden. We are unsure whether the access is currently regularly used by the neighbouring property.

Any questions regarding this can be raised at the viewing. No smokers. EPC Rating – D (57) Council Tax Band A, payable to Wychavon District Council.
