36, Station Road West, Canterbury, CT2 8AN

Abode Sales & Lettings are delighted to present this substantial four bedroom town house to the market, located in the heart of the city centre.

Situated in the prime area of St Dunstans, just a stone throw from Canterbury West train station with it's high speed links to London St Pancras, and a short leisurely stroll to Westgate Towers and the High Street.

St Dunstans is in our opinion the best part of Canterbury to live, with a wealth of independent shops, restaurants and bars as well as pretty walks along the River Stour and through the Westgate Gardens.

The popular Goods Shed is just a minute away, with it's daily farmers market and all day dining which is perfect for catching up with friends or popping in for some fresh tasty produce.

This is beautifully presented four double bedroom house, which is set over five floors and has been completely renovated to an exceptional standard by the current owners to provide a wealth of space for both family living and entertaining.

As you enter the property you are welcomed by the spacious entrance hall that leads off to the main hubs of the house, with most of the rooms featuring original fireplaces and exceptional views of the Cathedral and city beyond.

On the entrance level the living room is sumptuous and provides ample space for relaxing, and also leads to a dining area with juliet balcony to the rear.

There are two fireplaces which really are a stunning feature and provide a lovely focal point to the room. A useful cloakroom is also located on this floor.

Stairs to the lower ground floor lead to another impressive hallway, with access to the expansive kitchen/breakfast room.

Featuring an array of integrated appliances, black granite work surfaces and an impressive range oven it is obvious that this kitchen has been designed with no expense spared.

To the rear of this room double doors open on a private decked area which leads to the enclosed rear garden.

Upon taking the stairs to the first floor of the house, you will find a exceptional study room which really does take working from home to the next level.

With windows to two sides, this light room has the best views of Canterbury you could wish for.

Also located on this floor can be found the impressive principal bathroom with double shower, free standing bath, sink, WC and bidet.

Again with a central feature fireplace, this is definitely a bathroom which you will love spending time in.

The first double bedroom is also located on this floor, with views to the front and feature fireplace. Stairs to the second floor, will find two more double bedrooms both with an abundance of space.

Finally stairs to the top floor, will find a large bedroom with en-suite bathroom. The views from the top really are exceptional.

The property is situated within the Cathedral City of Canterbury, being within easy access of the High Street and all its amenities.

These include an excellent modern shopping centre, the University of Kent, Canterbury Christ Church University and other colleges, together with an excellent choice of schools in both the public and private sectors.

In addition to the High Street is the Kings Mile, which is a lovely mall of boutique style shops, cafes, eateries and public houses.

Sporting and recreational opportunities nearby include Canterbury Golf Club, sailing at Whitstable Yacht Club and Herne Bay and county cricket at Canterbury.

In addition, the Marlowe Theatre, the spectacular Beaney House of Art & Knowledge and the Gulbenkian (theatre, cinema and café bar) at the University of Kent, all provide a wealth of excellent entertainment in Canterbury.

Canterbury has two mainline railway stations, with Canterbury West offering the high-speed service to London St Pancras in under an hour.

The property is also within easy access of the A2 dual carriageway, which in turn links to the Channel Port of Dover and the M2 / A299 (Thanet Way) linking London and the coastal towns respectively and access to Ashford International train station connecting travellers with European cities.
