As an ongoing case study, no.23 is up for many accolades and awards: Listed as a winner for the International Green Apple Environment Awards 2025 - result being announced in Nov 2025 Shortlisted for the inca awards 2025 Shortlisted for the National Energy Efficiency Awards 2025 - results being announced November 21st 2025 Shorted for the bcia 2025 Retrofit Awards - results being announced October 8th 2025 Architecture & Interior Idyllic, peaceful and modest, are three words that encapsulate No.23.

Formerly a 1960’s boat repair workshop, it has been transformed into a comprehensively sustainable property, unseen in Lincolnshire and a rarity in the UK.

Designed by an eminent sustainability specialist, No.23 has achieved one of the highest EPC ratings in the UK, setting unprecedented eco-benchmarks that have been achieved through a two-stage, 10 year retrofit.

An award winning home, shortlisted for this year’s British Construction Industry Awards (outcome awaited) and to be the subject of a peer reviewed paper at the International Sustainable Energy Conference in Graz, Austria.

As part of the retrofit, there is installed, on-going sensors monitoring Indoor Air Quality and building performance.

Any incoming buyer would be a part of history in the making and ultimately become a future barometer for retrofitting older properties throughout the UK & Europe.

A detailed case study describes in detail measured Indoor Air Quality, air pressure, sound quality, temperature, humidity and CO2, the list goes on.

A comprehensive breakdown can be found on the property’s main website here, and will continue to be added to, as the data is collated.

Set over one level and nestled on the banks of the Glen, as you approach the front gate, the simple facade of the home alludes to the tranquillity to be discovered.

There is parking for 3 to 4 cars and a recently installed 13.7 kwh Tesla power-wall, which sets the tone for the renewable nature of the home.

Ensuring efficient and sustainable energy usage, a 4.7KW rooftop solar panel array facilitates a high level of energy independence and significantly reduced grid reliance.

Guaranteeing oil and gas-free heating, (a must in many parts of the UK), four electric storage radiators (almost never used) and two 5kw eco-design, multi-fuel wood burners (found in the study and the living room) ensure consistent heating throughout the year.

Outside there is a storage shed and log store. As you enter through the front door, the true nature of the retrofit starts here.

It’s hard to imagine that this was once a ‘hard to heat, hard to treat’, oil-dependent ‘F’ rated EPC home. Throughout the property, the space is calm and serene and full of light.

Every wall, floor & ceiling has been meticulously layered with a ‘thermal envelope’, which essentially wraps the property and retains heat, warmth and (end goal) energy.

Or in more specific terms, 50mm external wall insulation (ewi) silicone render, 240mm to 1.2 metre floor insulation and 1.5metre thick roof quilting.

Triple glazed windows and doors add to the insulation value.

A beautiful unintended consequence of this super-insulated envelope, is acoustic tranquillity, achieved through reduced external noise pollution by up to 40%, proven by decibel meter testing (outdoor average 64dB vs.

Indoor 38dB - World Health Organisation noise pollution guidelines advise below 40dB). The property truly is an oasis of calm, with absolute stillness surrounding you.

A warm hallway leads onto the first bedroom, a great size with big wardrobes, storage and a green outlook.

Further into the home is a marvellous study, with far-reaching vista views over the Lincolnshire Fen and River Glen.

Adjacent the reception room is beautifully bright, with floor to ceiling balcony doors leading out to a wonderful terrace providing a similar riverside and open-countryside view.

Located off here are two further double bedrooms, one with ensuite bathroom and a modest kitchen, finished with integrated appliances.

A truly remarkable adaptation of the property is the healthy interior of the living environment, with further sensors monitoring certain particulates including CO2, formaldehyde, humidity and overall temperature, ensuring toxin-free, premium air quality.

When looking over the magnificent river Glen, it’s easy to understand why the living environment is so nourishing, with reference to air tightness decreasing air leakage from the previous reincarnation of the home by 31%.

Completing the home are a family bathroom with substantial walk-in shower, W/C and basin, and a delightful living room, which is a glorious area to relax.

Off here is a leafy exit to a subtle terrace, resplendent in the evening sun. The focal point of the entire property is the green riverside rear garden, enveloping along the entire length of the home.

Not overlooked, this is an exclusive escape from the outside world, only disturbed by the busyness of the river...swans, cygnets, and the odd paddle boarder.

Complete with your own mooring, it’s perfect for a small pleasure cruiser to moor, and a great spot to kayak and paddleboard down the river.

A lovely pergola provides a sheltered seating area, also accessible from the front of the house.

The vendor even has their own canoes, paddleboards and a boat(could be included in the sale) Accessible from the front and rear of the property, there is storage for all waste & recycling, with access provided by a side return gate.
