The property is arranged over multiple levels and offers a seamless balance of dramatic design and functionality including underfloor heating.

The stunning entrance hall sets the tone for the quality found throughout.

This flows into the upper dining and living space, centred around an open fireplace and framed by uninterrupted river views.

A further lower living room, complete with a log burner and electric blinds, offers a more relaxed setting while maintaining the same connection to outdoors.

Across all living spaces, full-width glazing opens onto teak balconies and terraces, ensuring the natural landscape remains ever-present.

The principal bedroom enjoys an en-suite, built-in wardrobes and wall-to-wall river views, sharing a teak balcony with two other bedrooms.

Four further bedrooms, one of which can serve as a study, are beautifully positioned, two with built-in wardrobes.

All bedrooms benefit from full-width river views and include usb wall sockets, as does the kitchen.

The newly installed bespoke bath and shower rooms are finished to an extremely high specification, featuring waterproof microcement floors/walls, Venetian polished plaster ceilings and underfloor heating.

Beneath the house, an undercroft carport provides additional covered parking for three vehicles also benefitting from automated lighting alongside concealed storage for kayaks, paddle boards, canoes and outdoor equipment.

The grounds have been professionally landscaped and include a newly installed integrated irrigation system directly from its own private borehole.

Mature hedging ensures privacy while maintaining the open feel, and an adjoining paddock enhances the sense of space.

With around 650 feet of direct river frontage, the property is ideally suited to a waterside lifestyle.

Three newly installed private moorings, each with low-level lighting and electric supply, provide premium access to the river.

Situation Cherry Eyot is situated on Loddon Drive, a privately owned road accessible only to residents, forming part of a unique island enclosed by the River Thames, River Loddon and St Patrick’s Stream.

Access is via Wargrave village or the A4 Bath Road, yet once across, the setting feels entirely secluded.

Occupying a prime corner position where the River Loddon meets St Patrick’s Stream, the property benefits from unrivalled river frontage, providing not only remarkable views and sunsets but also direct boating access through to the River Thames.

With farmland opposite both rivers and no public footpaths, privacy and views are far-reaching.

The setting is rich in wildlife, with swans, kingfishers, otters, egrets, ducks, cormorants, geese, moorhens, parakeets and deer regularly seen along the water’s edge, creating a constantly evolving natural backdrop.

Despite its tranquillity the sought after village of Wargrave offers a strong community feel with a pub, cafés, doctor’s surgery and pharmacy, while nearby Henley-on-Thames lies approximately 4 miles away.

Wargrave station, located at the end of Loddon Drive, provides access to London in approximately 38 minutes via the Elizabeth Line, and Heathrow Airport is approximately 23 miles distant.
