Approached via an impressive newly formed driveway and parking court, which has significantly enhanced both access and parking capacity, the property enjoys a striking sense of arrival whilst remaining wonderfully private within its mature and secluded grounds.

Aerial views clearly demonstrate the scale of the plot, the extensive lawned gardens and the outstanding setting which make this a truly unique family home.

Extending to approximately 4,790 sq ft, the accommodation offers exceptional versatility for modern living.

The principal house features a series of elegant reception rooms including a drawing room, dining room, family room, sunroom and dedicated study, providing superb spaces for both family life and entertaining on a grand scale.

Large windows throughout frame attractive views across the gardens while flooding the interior with natural light.

The heart of the home is a generously proportioned kitchen and breakfast room, complemented by a utility room and pantry, ideally suited to the demands of contemporary family living.

Throughout the house, many fine original features have been carefully preserved, reflecting Lorimer's renowned craftsmanship and attention to detail.

The bedroom accommodation is equally impressive, centred around a magnificent principal bedroom suite with dressing room and en-suite bathroom.

A further range of well-proportioned bedrooms provides excellent flexibility for growing families and visiting guests.

Particularly appealing is the self-contained annexe, comprising two bedrooms, a sitting room, kitchen and ancillary accommodation.

The annexe offers outstanding flexibility and is ideally suited to multi-generational living, guest accommodation, independent family members or those seeking dedicated space for home working.

The gardens are among the property's most defining and attractive features.

Extending around the house and enjoying a predominantly south and west-facing aspect, they provide an exceptional degree of privacy, colour and seasonal interest.

Sweeping areas of lawn, mature specimen trees, established hedging and thoughtfully designed planting create a tranquil setting rarely found so close to Edinburgh city centre.

The grounds provide wonderful opportunities for outdoor entertaining, family recreation and relaxation, while the generous driveway and parking area ensure practicality matches the property's charm.

The property further benefits from planning permission under reference 26/02347/ful for the construction of a new detached garage and the conversion of the existing garage into additional accommodation.

Whilst the newly created driveway and parking area have already been completed, the planning consent offers purchasers a valuable opportunity to further enhance and adapt the property to suit their own requirements.
