The deceptively spacious five-bedroom home measures over 2,450 square feet and carries four reception rooms, an expansive dining kitchen and a workshop within the generous garden, which also affords an opportunity for annexe conversion (subject to planning).

Location: The village of Whitchurch is highly desirable, boasting a wealth of amenities, including its Church of England Primary School, which secured 'Good' and 'Outstanding' scores during Ofsted's 2025 inspection.

Additionally, there is a popular community-spirited village shop, Woods of Whitchurch, which also operates as a coffee shop and takeaway.

There is also an excellent village hall, a reputable mot centre, a public house and two highly commended hospitality venues - The Old Court Hotel and The Potting Shed - plus a post box and a bus stop.

The spectacular setting of Symonds Yat is within walking distance, and this is renowned for its phenomenal river scenery, expansive woodlands, and limestone cliffs.

There are a multitude of welcoming riverside pubs and restaurants, many delightful walking and cycle routes throughout the area and, for those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire, rock climbing and caving.

Whitchurch is centred between the two popular market towns of Ross-on-Wye and Monmouth, both of which offer highly regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently owned shops.

It is worth noting that the latter also gives private schooling options.

A series of major road networks is easily accessible; the A40 is nearby, and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds.

Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London.

In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, which gives good access to the M5.

The Home at a Glance: There are two entrances to this attractive attached home, though the most frequently used is discreetly positioned to the left-hand side, behind the driveway.

This entrance opens into an inviting reception hallway, complete with built-in hanging rails for coats and low-level shelving for shoes.

From here, an engineered oak floor flows seamlessly through an archway, past the cloakroom, and into a bright, dual-aspect dining kitchen.

French doors open onto a generous patio terrace, creating an ideal area for al fresco dining, while the formal dining area within enjoys pleasant views over the rear garden.

The high-quality Keller kitchen is well-appointed with an extensive range of base and wall-mounted units, complemented by glass display cabinetry.

Integrated Neff appliances include a double oven, gas hob, and extractor fan, while a distinctive one-and-a-half bowl sink with a pull-out mixer tap adds both character and practicality.

An adjoining archway leads to a utility room, giving provision for laundry appliances and room for items such as a fridge/freezer.

Enhancing the versatility of the ground floor are three further reception rooms.

The principal sitting room is particularly impressive-an inviting and characterful space centred around a log-burning stove set within an inset fireplace.

The secondary front entrance also opens directly into this elegant room. The formal dining room is enhanced by whitewashed panelled walls, lending a light, coastal feel.

The final reception space on this level of the home is a beautifully bright conservatory, bathed in natural light and fitted with French doors that open onto the patio terrace, creating a seamless indoor–outdoor connection.

Completing the ground floor is a highly versatile additional room, currently arranged as a bedroom-ideal for less mobile family members.

It features a plethora of character features, including a cast iron fireplace with ornate tiled inserts, plus picture rails and elegant cornicing.

Upstairs, the first floor is arranged across two distinct wings, each served by its own staircase.

From the dining room, a staircase rises to a landing adorned with decorative cornicing, leading to three well-proportioned double bedrooms and a family bathroom fitted with a four-piece suite and decorative splashback tiling.

All three bedrooms benefit from high ceilings that enhance their sense of space; one includes an exposed brick fireplace, wooden floorboards and a vanity unit, another features a chimney breast and vanity unit, while the third-currently used as a dressing room-retains a cast iron fireplace with decorative tiling.

The second wing is accessed via a spiral staircase from the reception hallway, opening onto a striking landing with a vaulted ceiling and exposed trusses-an atmospheric space that could double as a reading or study area.

At one end lies a bedroom with a vaulted ceiling, exposed beams and a garden-facing window.

At the other, a stone-framed doorway leads to a further vaulted room, presently used as an office but equally suited as a bedroom.

A glazed door from this room provides access to an external staircase descending to the rear garden, offering a degree of independence and flexibility.

The rear garden is thoughtfully divided into two distinct areas. A generous patio terrace wraps around the house, leading to a gently rising lawn edged with swathes of wildflowers.

At its centre sits a workshop, complete with light, power, and a veranda, offering clear potential for conversion into a self-contained annexe (subject to the necessary planning consents).

This presents an appealing opportunity to generate passive income, for example, as a holiday let, capitalising on the strong local tourism market.

Beyond the workshop lies a further section of garden, intentionally left wild to encourage visiting wildlife.

This area offers a blank canvas, ideal for those looking to keep chickens or bees, or to establish a productive fruit and vegetable garden. General Services: Oil central heating.
