The Thatched House, School Road, Dereham, NR20 5LH

3 Bedroom Detached Thatched House For Sale The Norfolk Agents are pleased to offer 'The Thatched House' in Brisley.

A delightful characterful thatched property, situated on a quiet road in a popular village in the heart of Norfolk.

The property offers spacious and versatile accommodation over two floors, with character features on display throughout.

The property occupies a mature plot of around 0.5 acres (stms), with plenty of parking and turning space on a private gated shingle driveway at the front of the property.

The current owners have recently extended the property in 2020, had a new thatched roof in 2023 and had a water treatment plant fitted in 2024.

A new addition of a wooden summerhouse, pergola and outdoor cooking space has made the garden a beautiful space for entertaining with the lawn space at the rear with field views separated by a picturesque bridge over a running stream.

First impressions may be deceptive of this charming home, with the thatched roof leading many a visitor to believe that the property must be several hundred years old.

It was in fact constructed in the mid-1970’s, meaning that the property enjoys the aesthetic appeal of a period property without the potential maintenance issues.

Accommodation Visitors to the property enter through the front porch area that adjoins to the downstairs w/c and spacious hallway with access to the first floor.

The lounge area with its french double doors is a well lit space, including a brick fireplace and featured multi-fuel burner.

The lounge leads to the dining room that provides a good space for entertaining many guests, adjoining in an open plan design to the recent extension used as a sun room with double doors leading to the picturesque garden.

The kitchen space has a fantastic amount of worktop space, with the inclusion of a breakfast bar.

Units at walls and base include a fitted electric oven, electric hob dishwasher and sink overlooking the garden to the side of the property.

The utility room found behind the kitchen offers more worktop space, washing machine space, and another sink looking out to the rear garden.

A door provides access to the rear garden alongside the sun room and lounge, creating a lovely flow to the living space.

The first floor accommodation accessed via the front stairwells features 3 double bedrooms, and a family bathroom.

The upstairs space within the thatched roof has extensive views to the front and rear, with windows throughout creating a light space.

Storage throughout the first floor accommodation alongside the generously sized bedrooms makes this a comfortable space in all seasons.

The loft space above is vast and offers more storage, has been boarded out and included power/lighting.

Outside Sitting on a plot of 0.5 acres (stms) the garden is beautifully portioned, with the centrepiece of the thatched roof a spectacle whilst in the garden or passing by.

The front gated driveway leads to the double garage, designed in keeping with the property. The front lawn and hedged border makes the whole property very private and set back from the road.

At the rear of the garage sits the pergola, outside cooking space and access to the wooden summerhouse. The two lawns at the rear are separated by a stream, accessed by a wooden bridge.

Countryside views to the rear are complemented with a well maintained garden which is partly being used as a vegetable garden.
