The Coach House, High Street, Avening, GL8 8NF

The Coach House is a gem of a property.

Set beside the Nailsworth stream in the picturesque village of Avening, it offers all the joys of village life, with a friendly, inclusive village community with a well-regarded pub and primary school on the doorstep, but is only a couple of miles from the bustling market towns of Nailsworth and Tetbury.

This delightful home hides something of a surprise – despite its traditional character façade, it was actually built only 40 years ago, using the old Cotswold stone from the building which previously stood on the site.

The current owners have comprehensively improved the property during their ownership and the resulting home is carefully considered and beautifully realised, with immaculately presented accommodation arranged over two floors.

Entry is through a good-sized hall with plenty of room for shoes and coats and a cloakroom/W.C. On the right.

You walk through into a central dining room, with space for a large table, with the sitting room to the left.

This airy room has two Georgian-style sash windows to the front, letting in plenty of light and looking out into a spacious private courtyard, and a Cotswold stone fireplace with wood burning stove.

The kitchen is at the rear of the house - a contemporary space with a modern feel that has been carefully designed around a central island with space for stools underneath.

A staircase leads up from the dining room to a half-landing, with double patio doors opening onto the rear, connecting the house with the garden.

The first floor comprises an upper landing, three bedrooms and a shower room.

The largest bedroom also benefits from a walk-in wardrobe, which could, if preferred, be converted into an en suite shower room, subject to building regulation permission.

Paddle stairs lead up from the landing to a large attic space, which is currently used as a den and gaming area for teenagers.

The house is tastefully decorated from top to bottom, and every room feels welcoming. All in all a wonderful home - an appointment to view is highly recommended.

The gardens are a real feature of the property. The front garden has a gated pillared entrance.

It would be possible to open this, and use the space for parking, but the current owners prefer to park in front of the gates and use this area as a pretty gravelled courtyard garden.

There is an established mulberry tree, and a useful woodstore to the side of the front door.

A path at the side of the property leads to the kitchen door, and to the neighbouring cottage, which has a right of way here.

The back garden has been terraced and landscaped, with a sunken patio area surrounded by Cotswold stone walls and steps and a further raised patio area - the perfect spot for an outdoor sofa or table and chair set to make the most of the view.

Above this is a handsome old stone outbuilding and timber deck with hard standing preparation and cabling ready in preparation to install a 4x3m garden studio, subject to relevant permission.

The majority of the garden is to the side of the house. This large plot is laid to lawn, with a lower gravelled area.

The garden is bordered by Cotswold stone walls and features mature beech and horse chestnut trees, apple, pear and plum trees, with a good outlook across to open land to the front.

Located in a pretty wooded valley, Avening is the largest village in the South Cotswolds.

It is a lively community with a thriving primary school and playgroup, village hall, social club and playing field.

The village has a well regarded pub, The Bell, which is also home to a popular Indian restaurant and takeaway.

The village is full of history and character - the smallest Queen of England, Queen Matilda, allegedly commissioned the church in Avening to ease her guilt over throwing her unrequited love (the Saxon Lord of Avening) into jail.

When the church was finished, the Queen gave a feast of a pig’s head to the builders - and villagers still meet today and re-enact the Avening Feast, known as Pig Face Day.

The village borders the Princess Royal’s estate at Gatcombe Park and is also close to 600 acres of National Trust common land at Minchinhampton.

Avening sits within the catchment areas of several highly regarded secondary schools, with a local bus service providing access to Sir William Romney, Marling and Stroud High grammar schools.

The village is also conveniently located for the prestigious Westonbirt and Beaudesert schools.

More comprehensive amenities can be found in the nearby towns of Nailsworth and Tetbury, while railway stations at Stroud and Kemble provide mainline services to London.

Tenure The property is freehold. Mains electricity, water and drainage are connected to the property. Electric underfloor heating. The council tax band is E.
