Brelston Court A beautifully elegant country residence offering seven bedrooms, timeless period details and far-reaching rural views.

Set within approximately 25.7 acres, the Grade II listed former farmhouse boasts outstanding equestrian facilities including 13 stables and a 20m x 40m manege, creating an exceptional lifestyle opportunity in a truly idyllic setting.

Location: The hamlet of Marstow is tucked away in a peaceful corner of south-east Herefordshire, on the edge of the Wye Valley Area of Outstanding Natural Beauty.

The attractive Victorian parish church of St Matthew stands at the heart of this rural community and can be seen from the grounds of Brelston Court.

The spectacular setting of Symonds Yat lies just a short drive away (approximately two miles) and is renowned for its stunning riverside scenery.

Panoramic views of wooded hills and dramatic limestone cliffs rise above the meandering River Wye.

The area offers a wealth of welcoming country pubs and restaurants, as well as a wide range of outdoor pursuits including canoeing, rock climbing and caving.

Marstow is conveniently located between the market towns of Ross-on-Wye and Monmouth, both of which provide a comprehensive range of amenities including schools, restaurants, pubs, leisure facilities, shops and supermarkets.

Monmouth also benefits from an M&S, a Waitrose and a choice of private schools. Closer to home, the villages of Whitchurch, Goodrich and Llangrove each offer highly regarded primary schools.

The Home at a Glance: This charming Grade II listed home blends historic character with thoughtful updates.

Recently installed windows-many traditional sash designs complete with original wooden shutters-enhance both the property's period appeal and everyday comfort, preserving its heritage while subtly improving light and efficiency.

One of the most dazzling jewels in Brelston Court's crown is the excellent equine facilities.

There are 25.71 acres of grounds, a 20x40 sand-topped arena, and 13 stables, nine of which are within an American-style steel-framed barn.

There is also a rug room, which is complete with provision for a washing machine.

The formal entrance leads into an enclosed entrance porch, then an original wooden door with ironmongery details opens into a grand reception hall, which is complete with a flagstone floor and sets the striking scene the home has to offer.

The heart of the home is a welcoming, live-in country kitchen, centred around a large dining table with seating. A high ceiling enhances the sense of space and grandeur in this dual-aspect room.

An electric Aga sits neatly within a tiled alcove, while a conventional oven and ceramic hob offer modern convenience.

Wooden Shaker-style cabinetry, topped with granite worktops, provides ample storage.

Completing the kitchen is a Belfast sink with a mixer tap, creating a space that is both characterful and functional.

Among the reception rooms, the sitting room features a stone open fireplace with a built-in cupboard flanking the chimney breast, complemented by period details such as an exposed beam and picture rails that highlight the home's historic character.

The formal dining room is centred around a log-burning stove-a quintessential feature of rural living-and enjoys what is arguably the finest view in the house, with two arched windows framing far-reaching countryside vistas across rugged hilltops and patchwork fields beyond the tranquil Garron Brook.

Meanwhile, the study overlooks the home's private orchard, home to apple, pear, peach, plum, and date trees.

Across the hallway, a generously proportioned cloakroom - that includes a WC, pedestal basin, and built-in storage - exhibits the same glorious view.

The ground floor also benefits from a spacious utility room, fitted with additional Shaker-style cabinetry, a 1+1⁄2 bowl sink, a Grant boiler, and provision for both a dishwasher and washing machine, alongside space for further appliances such as fridges and freezers.

This is next to a practical boot room, which provides an ideal area for removing muddy boots, coats, and riding equipment before entering the main living spaces.

Three staircases connect the ground and first floors, and as Brelston Court has been extended and enhanced over the centuries, the first-floor accommodation features a number of charming, quirky changes in elevation.

There are five bedrooms on this level, two of which benefit from en-suite facilities comprising step-in showers, WCs, and pedestal basins.

Of the remaining bedrooms, one has been adapted into a first floor snug, and the other two are both large enough to accommodate double beds.

These are served by two family bathrooms, each fitted with a three-piece suite, and are situated at opposite ends of the home.

The top floor provides two additional double bedrooms, one of which includes an adjoining storage room that could be adapted into a walk-in wardrobe or dressing room.

The landing in the middle is large enough to also present room for a private office.

The main home also has a cellar, offering two well-proportioned rooms that provide versatile storage space or potential for further use, subject to requirements.

Outside, the grounds of approximately 25.7 acres include a walled garden which is awash with colour during the warmer months of the year.

The beauty of the mixed orchard comes alive in the springtime, and there is a wooden deck nearby, which gives an opportune space for a hot tub, as it is serene and secluded.
