About
A well-presented and deceptively spacious family home in this highly sought after location Description A 1930’s semi-detached family house, tucked away in this highly sought after cul de sac, further improved by the current owners, having previously seen a major expansion of the accommodation, below at the rear and over two levels.
The result is a huge amount of accommodation, offering up to six bedrooms and three bathrooms, as well as five to six flowing, reception spaces.
The property also enjoys plenty of off-street parking for this location and there are balconies on two levels to the rear, along with a landscaped, lawned garden and entertaining terrace, completing the picture.
Highlights inside include the spacious ground floor reception hall, with painted wall panelling and oak flooring, making for an attractive entrance, with a contemporary style staircase, rising between the various floors.
Also, the sitting room off from here is an attractively designed space, with full height windows to the rear and an attractive feature stone fireplace.
The principal bedroom is also worth a special mention, having a good size balcony accessed from the rear bay window, and this room combines well with the adjacent dressing room/study and shower room.
On the garden level, there is a striking contemporary style kitchen, with granite worktops, bespoke lighting and oak flooring, well fitted with quality German appliances.
An impressive, large informal reception space adjoins this kitchen, offering seating and dining, benefitting from a double height ceiling and also one wall of bi-folding doors onto the rear terrace, as well as giving access through to the cinema room/snug (where the equipment is included within the guide price).
Outside, the rear garden has mature screening and benefits from a smart, entertaining terrace across the back of the house, with steps down to the lawn garden.
Steps at the side lead up to the front, with gated access, a garden shed and hot and cold outside taps.
Location Tunbridge Wells is the only Spa town in the southeast of England and is a very popular base for families, with an excellent choice of schools and regular commuter services to London.
Claremont Gardens is a pleasant walk from the Pantiles, High Street, Tennis Club and Cricket Club, as well as the mainline railway station, as well as being situated closely to The Grove, one of the town’s most attractive green spaces in the ‘village’ area of town.
All these attractions are within approximately a half a mile and the station provides a regular commuter service to London Charing Cross and Cannon Street (via London Bridge & Waterloo East).
The town’s Common is also within a similar distance, providing an almost ‘countrylike’ atmosphere within the town, extending to about 75 acres, ideal for dog walking and with the famous Wellington Rocks, where generations of children have played over the years, as well as being home to the Cricket Club.
The southern end of the town, in particular, offers a variety of specialist shops, cafés, bars and restaurants and the town is generally well served by supermarkets and national retailers, as well and has two theatres, with one of them also serving as an arts cinema.
The multi-plex Odeon cinema is out of town at Knights Park, where there is also further retail shopping.
For sporting amenities, there are a number of private health clubs in the town and golf at The Nevill members’ club, along with country pursuits around the Ashdown Forest to the west and Bewl Water reservoir to the south east.
State and private schools: Well-regarded schools in the area include Claremont Primary School, The Mead, Rose Hill and Holmewood House preparatory schools, Bennett Memorial and St Gregory’s secondaries and the boys’ and girls’ grammars in Tunbridge Wells and Tonbridge.
There are Independent senior schools in Tonbridge, Sevenoaks, Mayfield, Upper Dicker (Bedes), Brighton and Eastbourne. All distances are approximate.
Square Footage: 3,658 sq ft Additional Info Local Authority: Tunbridge Wells Borough Council Services: Mains water, electricity, gas and drainage.
