The Property Believed to have been the residence of the mine agent for the nearby Coed Llan Iron Mine, Minehead enjoys a unique place in Bodfari's history.

Although the mine workings are now hidden within woodland, the property remains a tangible link to the area's industrial past.

From here, a door leads into the dining hall, which offers ample space for a large family dining table and is centred around an attractive open fireplace with a decorative red tiled surround.

To the right, the kitchen is fitted with a range of timber wall and base units beneath worktops, with a useful pantry cupboard providing additional storage.

Returning to the dining hall, the principal reception room lies to the left. Generously proportioned, it features a second open fireplace with an ornate surround, creating an impressive focal point.

A further entrance vestibule is accessed from the reception room, while an inner hallway leads to a storeroom, WC and utility room, adding practicality to the accommodation.

First floor Stairs rise from the dining hall to the first-floor landing, which provides access to all first-floor accommodation.

The first floor comprises three well-proportioned bedrooms, each offering comfortable double accommodation.

An inner hallway leads to the bathroom and separate WC, while an external door provides access via steps down to the rear garden, enhancing the practicality and versatility of the layout.

Gardens and grounds Located directly off a country lane, Minehead occupies a generous plot extending to approximately 0.69 of an acre.

The property benefits from two points of access, including a private entrance and a separate gated vehicular access.

A sweeping driveway leads past the detached outbuilding to a substantial parking yard, providing ample space for numerous vehicles.

The detached outbuilding is a particularly valuable asset, offering extensive and versatile accommodation.

The ground floor comprises two principal rooms, accessed via both a roller shutter door and pedestrian entrance, while the first floor, predominantly reached by an external staircase, provides two further rooms.

Subject to the necessary consents, the building offers excellent potential for storage, workshop use, home business operations, or conversion to alternative uses.

The gardens are a particular feature of the property, with generous lawned areas extending to both the front and rear.

Enjoying a private setting and commanding outstanding far-reaching views, they provide an ideal space for relaxation, entertaining, and family enjoyment.
