About
Wow What Special Home! Owners Comments... Hilmanton became our home 38 years ago. We loved the layout of the house and it worked well when we started our family.
We extended over the garage which became a playroom for the children and as they grew up it was a great place for them to entertain their friends.
Hilmanton has been a great location for the cycle paths around Lower Earley and paths for access to Asda and Loddon Valley Leisure centre. We also have a good and reliable bus route into Reading.
Our neighbours have also been here since the houses were built and they have been very kind, friendly and helpful over the years, and I know it will be hard to say goodbye.
Our family have grown up and now have families of their own so it’s time to leave Hilmanton and let another family make their own memories in this lovely house.
Dan & Neil Estate Agents’ comments...
This is a fantastic five bedroom detached family home that has been lovingly owned by the same family for an impressive 38 years, and it really shows in how extremely clean, tidy and well cared for it is throughout.
Set back behind a big driveway with a generous front garden, the property also benefits from a double garage, making it ideal for family living and entertaining alike.
On entering the home, you are welcomed by a huge entrance hall that immediately sets the tone, with a study and a handy downstairs W.C. Tucked neatly off it.
From here, the house opens up into a lovely big front to back lounge, a bright and inviting space with a conservatory to the back and a dining room to the side perfect for both relaxing and hosting guests.
Across the back of the home is the kitchen, which enjoys views of the garden and comes with a useful utility room just off it.
One of the really cool highlights of this property is that there is pre-approved planning permission (application no; 231989) in place to extend across the rear, creating a huge open-plan kitchen, diner and family room that would completely transform this already impressive space.
Upstairs, there are five bedrooms in total. The main bedroom comes with its own en suite, while the second bedroom is a superb guest room.
There are also two single bedrooms, ideal for children, guests or home offices, and finally a real monster of a room sitting above the double garage, which was extended many years ago and offers fantastic flexibility.
Overall, this is a welcoming and incredibly well-maintained family home with exciting potential for the future, ready for its next chapter and with no onward chain you need to be quick.
Area Comments... Hilmanton is a superb location with so much on your doorstep!.
Close by, you have Chalfont shops, convenient bus routes around town and to local schools, as well as lovely walks and cycles through green spaces.
The home sits in a quiet cul-de-sac, with a handy cut-through at the bottom giving direct access to all those walks. It really is a wonderful place to bring up a family.
