West Terrace, Stanhope, DL13 2PB

Offering generous accommodation across two floors, this three-bedroom semi-detached property presents an excellent opportunity for purchasers looking to put their own stamp on a home.

Whilst the property would benefit from some modernisation, it boasts three double bedrooms, two well-proportioned reception rooms and considerable potential for reconfiguration and further development, subject to the necessary consents.

The ground floor accommodation comprises two spacious reception rooms, with the kitchen conveniently positioned between them.

There is excellent scope to create a more contemporary, open-plan kitchen/dining space by incorporating the existing dining room, with the dividing wall understood to be of partition construction.

Leading off the kitchen is a useful storage area featuring attractive stone-arched ceilings which add character to the property, although head height is restricted in this part of the building.

A staircase rises from the dining room to the first-floor landing, providing access to three bedrooms, two of which are particularly generously proportioned double rooms.

All three bedrooms enjoy a Westerly aspect and benefit from uPVC windows, as are found throughout the property.

The family bathroom is situated adjacent to bedroom two and has been modernised in recent years.

It features a spacious walk-in shower with a fully tiled enclosure and mains-fed shower, providing a more contemporary finish.

A particularly appealing feature of the property is the substantial attic space, which offers exciting potential for conversion into additional accommodation, subject to the necessary planning and building regulation approvals.

The attic is already well insulated and benefits from three uPVC windows along the Western elevation, together with lighting and access via a pull-down ladder.

Externally, a private side passage provides access to a small rear yard.

Within the yard are two traditional stone outbuildings, which would have formerly served as coal stores, offering useful additional storage space.
