Cuileann, Inverinate, Kyle, IV40 8HB

With Loch Duich spread out below and the mountains rising beyond, this three bedroom detached home in Inverinate enjoys a breathtaking setting that’s hard to beat.

The property includes two bedrooms on the ground floor, a third bedroom above and a superb upstairs living room which makes the most of the view, while a separate heated and plumbed timber studio adds another really useful space outside.

It would make a wonderful home for a couple or family looking for peaceful living in surroundings that are genuinely special.

At the front, a large raised timber deck stretches out towards the view, giving you a fantastic place to sit outside with Loch Duich and the surrounding hills laid out in front of you.

Steps lead up to the entrance, where a grey glazed door opens into a small vestibule. There’s useful room here for coats and shoes before another door takes you into the main hallway.

Inside, the hallway immediately feels contemporary.

Light wood effect flooring runs underfoot, modern timber doors lead into the ground floor rooms and a beautiful open timber staircase rises through the centre of the house.

A rich blue wall beside the staircase adds a splash of colour against the lighter surrounding walls. The kitchen and dining room is a stunning space.

Dark grey cabinets create a bold modern look, with white marble effect worktops providing a lovely contrast.

The cabinets include a built-in wine rack, while an integrated oven sits beneath the black hob.

A breakfast bar separates the room with stool seating along one side, giving you a handy place for breakfast, coffee or a quick bite to eat.

Beyond it, there’s plenty of room for a dining table and chairs, with a blue painted feature wall giving the dining area its own identity.

Ceiling spotlights run throughout the room while a wide window draws in plenty of daylight.

The separate utility room, gives you another excellent working area with additional cabinets and a stainless steel sink.

There’s plenty of space for laundry appliances along with another handy built in oven and hob. This room also has an external door which opens to the rear of the home.

Bedroom one is a comfortable double with light grey walls and wood effect flooring.

A wide window looks out across the greenery outside, while there’s a large built-in wardrobe behind mirrored sliding doors. There’s plenty of space around the bed for bedside furniture and drawers.

The second bedroom is another double with a calm neutral colour scheme made up of light grey painted walls and white finishes.

A wide window has a radiator beneath, while on the opposite wall is a built-in wardrobe with mirror fronted sliding doors.

The ground floor shower room has a white suite with a large glazed shower enclosure at one end of the room.

Light tiles cover the walls around the shower and continue behind the pedestal basin and toilet, while a mirrored cabinet and radiator complete the room.

The open timber staircase then takes you upstairs, and this is where Cuileann really makes the most of its extraordinary location.

The living room occupies a large part of the first floor, with light wood effect flooring, spotlights and plenty of room for a generous sofa suite.

A side window looks towards the trees, but it is the bank of roof windows at the front that completely transforms the room.

They open up a spectacular view across Loch Duich to the mountains beyond, with one section forming a balcony style window that lets you stand right at the edge.

It’s an exceptional place to enjoy the views across the loch and hills. The third bedroom in the home is also up here and is another generous double.

Light grey walls and sloping ceilings give the room plenty of character, with a mirror fronted built-in wardrobe providing useful storage.

A side window looks towards the trees, while twin roof windows face out across the loch, bringing that wonderful Highland view into the bedroom as well.

The shower room on this level has a fresh modern look, with light blue walls and a large glazed shower enclosure lined with grey stone effect wetwall panels.

A grey vanity unit gives you useful storage beneath the wash basin, with a toilet alongside and a chrome heated towel rail mounted on the wall.

Outside, the setting continues to do much of the talking. Gravelled areas and paved paths sit closer to the house, with raised timber beds adding flowers and colour.

The ground then falls away in front, helping preserve that wonderful open outlook.

Alongside the house is a separate timber studio which has been lined internally and is already plumbed and supplied with electricity.

Inside there is a sink, heating and double glazing, creating a comfortable additional room that could work brilliantly as a home office, creative studio or guest accomodation/bedroom.

This is definitely one of those homes where photographs can only tell part of the story.

Standing on the deck with Loch Duich below and mountains filling the horizon is what makes this place so special, and having such a beautiful home behind you makes it even better.
