Few homes carry their history as gracefully as this remarkable stone-built property in the heart of Cumbria — a four-bedroom family home with over three centuries of character woven into every wall, beam and threshold.

Step inside and the past meets the present with genuine warmth.

Exposed beams run across the ceilings, and the kind of character features that simply cannot be replicated in a modern build are here in abundance — from the texture of original stonework to the unhurried sense that this house has sheltered good lives well lived.

Two reception rooms offer the space that busy family life genuinely requires: Room enough for quiet evenings by a fire and noisier gatherings around the table without either feeling squeezed.

The kitchen diner sits at the heart of the home, as all good kitchens should, and provides that easy, informal flow between cooking, eating and conversation that families quickly come to rely on.

Of particular interest is a further room with real conversion potential — an exciting opportunity for a home office, studio, playroom or annexe, depending on what the next chapter of life calls for.

Outside, a cottage garden brings a softness to the property's sturdy stone exterior, offering a private and characterful outdoor space that changes pleasingly through the seasons.

Off-road parking adds the kind of practical convenience that becomes more appreciated with every passing year, while the far-reaching views that open out from the property serve as a daily reminder of just where in the world this home sits — looking out over the open, unhurried landscape that makes this part of Cumbria so deeply attractive to those who know it.

Colby near Appleby itself is one of the Eden Valley's great understated assets.

A working market town with genuine community life, excellent schools, independent shops and straightforward access to the A66 and West Coast Main Line, it offers a base from which both the Lake District National Park and the broader Cumbrian countryside are comfortably within reach.

This is a part of England where the landscape is not a backdrop but a genuine part of daily life — and from a property like this, with views that stretch away across open country, that connection feels immediate and real.

Three hundred years of history do not diminish a home — they deepen it.

For a family looking for somewhere with substance, with space to grow, with character that no new build could offer and a setting that continues to reward long after the novelty of moving in has settled into the comfortable rhythm of everyday life, this property deserves serious attention.
