Teeton Mill Place, Newbury, RG14 7GN

Teeton Mill Place is a small, gated development overlooking Newbury Racecourse, a rare combination of speed-testing flat racing and stamina-challenging jumps.

Enclosed by low red brick walls with feature railings and evergreen hedging for privacy, Teeton Mill Place has formed its own friendly micro-community.

A short walk takes you to the Racecourse’s own railway station, where we’re told there are plans to increase the number of trains to London.

Just a little further, you have the Nuffield Health leisure centre. In the opposite direction, Newbury town centre with the larger railway station, is just a 10-minute walk away.

The buzzing town centre offers a variety of shops, restaurants, pubs, parks, a cinema, theatre and the popular Kennet & Avon canal.

Greenham Road leads up to the historically significant Greenham & Crookham Commons, a well-served retail park, David Lloyd leisure centre and Newbury RFC.

From Newbury train station there are frequent trains to Reading, London Paddington – accessible in as little 42 minutes - and Bristol in the west.

Newbury also sits close to the crossroads of the A34 and the M4, giving access to Winchester, the south coast, the Midlands, Wales and London.

PROPERTY Whether you enter through the front or side door, the same feeling of calm greets you, and the first impression sets the tone for this stylish light, bright, spacious home.

This isn’t a show home, it’s a family home, but the choice of materials, colour schemes and finishes ensure you can’t tell the difference.

It’s incredibly easy to maintain and keep in almost show home condition, whilst being eminently liveable.

Designed to be ageless and suit all ages and sizes of family and gathering, the house combines elegance with the potential to be a lot of fun.

The feature oak staircase, with toughened frameless glass balustrade, is floodlit by side windows and the automated rain-sensitive rooflight above.

The downstairs living space is unified by the LVT wood flooring and neutral tones, creating a sense of cohesion and increasing the feeling of space.

The spacious hallway has oak-faced doors, a double built-in wardrobe and recessed lighting.

It’s also the control centre for the house, with intercom access to the community’s electric gates and the underfloor heating thermostat – the entire house benefits from underfloor heating.

A dumb waiter ensures hot drinks and snacks – or chilled Champagne - reaches the upper floors without spillages or mishaps.

There’s also the satellite and ethernet router in the cupboard below the stairs – designed to ensure you can work or game from anywhere in the house without compromising on connection quality.

ECO LIVING This energy efficient, eco-designed home has embraced passive house principles, with a system that circulates filtered air, helping to keep rooms fresh and windows and mirrors free from condensation.

The zoned thermostatically-controlled underfloor heating warms up quickly and maintains an even temperature.

BEDROOM/STUDY The downstairs racecourse-facing bedroom has an ensuite, making it a perfect guest room – ideal for older visitors or those who appreciate not having to go upstairs.

This room would also make a wonderful bright home office. EN SUITE Fully tiled with a step-free shower with screen.

There’s also a wall-hung hand basin close-coupled loo, chromed heated towel rail and opaque glass window.

CLOAKROOM The downstairs toilet has a towel rail, dual flush close-coupled WC and hand basin with mono tap. Behind the wide sliding doors is a generous laundry cupboard/storage space.

UTILITY/LAUNDRY ROOM With space and plumbing for the washing machine and dryer, this makes an ideal laundry room. Work surfaces are Silestone, hard-wearing and good-looking.

KITCHEN DINER Running the full width of the house, the open-plan kitchen and dining space is the heart of this sociable home.

Fabulous full-width windows take you directly into the sunny west-facing Mediterranean patio garden, creating one unified private space.

The dining area provides ample space for an extending table easily seating 8, or for special occasions, 10-12 people.

This is a chef’s kitchen that has been thoughtfully designed for ease of use with maximum style and sociability. Hardwearing Silestone work surfaces contrast beautifully with clean white doors.

To say there is ample storage is an understatement, with multiple base units, pan drawers and wall units.

A fridge freezer starts the L-shaped arrangement of kitchen cabinets, and is followed by a 1½ bowl under-mounted sink with mixer tap, recessed drainer and a built-in dishwasher for cleaner lines.

A built-in wine cooler and pantry unit are followed by two eye-level ovens sit side by side, one a microwave combi oven with plate warming/soufflé drawer beneath, the other the main oven.

The focal point of the room, the central island, features a 5-ring multi-zoned induction hob and extractor hood.

Beneath the worksurface, you’ve a wine fridge, pan drawers and space for bar stools on the far side – a perfect spot for reading the morning papers or keeping the chef company as they whip up a feast.

OUTSIDE The Mediterranean inspired west-facing garden is real suntrap.

The decked patio garden is enclosed by a mix of bespoke fencing and the warm brick of the garage, and is edged with feature grasses, punctuated by decorative metal panels and illuminated by low-level lighting for an ethereal effect at night.

This is an idyllic secluded setting for socialising and alfresco dining.

For an end-of-the-day G&T, sitting back on the garden sofa capturing the sun as it goes around the back of the house is a perfect end to a summer’s day.

The garden can be accessed from the house, the garage or via a generous side passage space. Beyond the double garage is another parking space. Visitor parking bays are opposite the main gates.

FIRST FLOOR Sitting Room The upstairs sitting room is where the social gatherings usually start. A super spacious room, which can be arranged to suit the way you like to live, socialise and relax.

This is perfect for pre-dinner drinks, soaking up the race-day atmosphere with friends or kicking off your shoes to unwind and relax.

Racing, concerts and the annual fireworks – which are spectacular – can all be enjoyed from the balcony. It’s even possible to chat to the jockeys as they go round, presumably not mid-race.

Sliding French doors make the most of the incredible far-reaching view, wonderful for capturing the sunrise, and drawing you out onto the balcony.

This is the perfect spot for a morning coffee, watching the sun rise as the mist clears across the racecourse, with nothing but green open space and blue skies ahead.

To the right from the balcony, you have ancient woodland that’s home to all sorts of wildlife, from birds to bats, deer to hedgehogs.

The expansive view and variety of wildlife here are amazing.” Back inside the room you have multiple lighting options for creating just the right ambience, including the three feature centre lights, spotlights and recessed lighting, as well as the wrap-around windows for maximum natural light.

PRIMARY BEDROOM To the other end of the house is a fabulous, huge full-width double bedroom with a wall of mirrored wardrobes.

Here you have more than enough space for an ottoman, boudoir chairs, a chaise longue, dressing table, yoga mats, Peloton or whatever you’d like to include.

EN SUITE The fully tiled ensuite has a wet room-effect shower recess, which keeps the rest of the room nice and dry, with thermostatic controls and rainfall shower head.

Filling another side of the room is a deep bath. Beside this is a hand basin with illuminated mirror above, and back-to-cabinet toilet and, next to the shower, a heated towel rail.

A plant room with UFH manifold and a 300 litre unvented cylinder completes the floor.

SECOND / TOP FLOOR BEDROOM The top of the stairs takes you to the opulent double bedroom with vaulted ceiling and a roof-top terrace that gives you unbroken views of the racecourse.

This spacious bedroom room could comfortably accommodate a dressing table, chaise lounge or ottoman in addition to a king-sized bed. With a built-in wardrobe and handy storage cupboard.

You can watch the racing as you laze in bed, or why not decamp to a lounger on the balcony to catch some sun as you catch up on events.

SHOWER ROOM The spacious shower room has a wide step-free tiled enclosure with rainfall and handset shower options, back-to-cabinet toilet, hand basin and heated towel rail.
