Full Description - A modern terraced house situated on a small development of four properties just off the Wellsway with easy access to the city centre.

The house is set back from the road by a small front garden planted with shrubs and path leading to the front door.

Once inside, the ground floor hallway contains the staircase to the first floor - with storage cupboard underneath - and a cloakroom with toilet and hand basin.

The living/dining room spans the full depth of the house and features a window to the front and double patio doors to the rear garden.

The kitchen is semi open-plan to this, with good quality shaker style wall and floor units and a breakfast bar, integrated gas hob and electric fan-assisted oven.

With space for a dishwasher, washing machine and fridge-freezer.

Upstairs on the first floor, the stairs open on to the landing which is a bright and airy space with a window to the front of the property.

The master bedroom is of a good size with a bay window offering lovely views of the local countryside.

Bedroom two is slightly smaller but also has a front-facing window with similar rural views, and bedroom three is a large single to the back of the house.

The bathroom has been fitted with a modern white suite of toilet, hand basin and bath with shower over.

Outside, the rear garden is a low-maintenance paved area with beds for flowers and shrubs and boundaries set by wooden fencing.

There are two allocated parking spaces which are situated at the rear of the property.

The house is fitted with sound-proof double glazed windows and gas central heating throughout and there are television points in the reception room and all bedrooms, with cable capability.

The ground floor has been fitted with solid oak flooring, and the first floor with neutral carpets.

The house is situated near the junction between Wellsway and Old Fosse Road and so has excellent access to the city centre by car or bus, with the Park & Ride being just a short walk away.

There are a handful of shops and businesses within a short walk.

Also within walking distance are schools including St Gregory's secondary school, St Martins Garden and St Philips C of E primary schools.

Our favourite local feature is a lovely country walk which can be accessed by Kilkenny Lane, the junction being just across the road from the house.

The property is suitable for professional couple or two sharers. Viewings can be arranged directly with Bath Stone Property. Please call for any questions.
