Inow Valley, Port Navas, Falmouth, TR11 5RQ

A detached country home set within approximately 2.04 acres with a further 4.19 acres available by negotiation, gardens and paddock in a rural hamlet above Port Navas Creek.

Description Inow Valley is situated within the former Inow Farm hamlet, a small cluster of properties in an elevated position above Port Navas Creek.

The original white-washed farm cottage has been extended to provide generous and flexible living space.

The heart of the home is the spacious open-plan split-level kitchen and dining room, designed to accommodate both everyday living and entertaining.

The kitchen is fitted with bespoke Winfrey cabinetry, an Aga and a walk-in larder. A kitchen island provides additional preparation space and casual dining.

This area opens onto the south-facing terrace and gardens, connecting the kitchen with outdoor living and entertaining spaces.

From the kitchen, a doorway leads through to the sitting room, which features a fireplace with a woodburning stove.

This room also gives access to the main staircase rising to the first floor and connects to a separate cosy snug offering an additional reception room suitable for a variety of uses.

Further ground floor accommodation includes a cloakroom, utility/laundry room and a good sized store room.

The five bedrooms are arranged across the first floor and include a delightful children’s ‘dorm’ with mezzanine level.

There are four bath or shower rooms in total, including an en suite to the principal bedroom. The layout offers flexibility and can be adapted to suit individual requirements.

At the eastern end of the property, a second kitchen and living space with staircase to the first floor allows a self-contained two storey, one-bedroom annexe to be created within the existing layout.

Alternatively this kitchen and living area can be configured as a home office, with the annexe bedroom accessed from the first floor of the main house.

Outside - The property is approached via a private lane leading to a driveway providing ample parking for vehicles and/or boats, in addition to a triple-bay carport with three-pin electrical connections and further useful outbuildings with power and lighting.

The gardens and grounds extend to the south of the house past lawns, established planting and an orchard to the valley from which the property takes its name.

This is a delightful woodland which, in springtime, is carpeted with bluebells and wild garlic. A path leads through the woodland alongside a stream to Port Navas creek.

Location The North Helford area lies along the northern bank of the Helford River, positioned between the estuary and the harbour town of Falmouth.

The surrounding landscape is characterised by wooded creeks, rolling farmland and established gardens, including Trebah and Glendurgan, which are located within the wider area.

Port Navas is a small waterside village set at the head of the creek, comprising a limited collection of traditional stone cottages alongside a village hall and yacht club with restaurant.

A historic quay sits within the village, formerly associated with the Duchy Oyster Farm, and remains a focal point for local activity, including the annual regatta.

The creek forms part of the Helford River estuary, providing access to sailing opportunities and a number of deep-water moorings.

The area is supported by local sailing organisations, including the Helford River Sailing Club.

Much of the surrounding countryside is owned by the National Trust and designated as an Area of Outstanding Natural Beauty, with a network of coastal and creekside walking routes.

Nearby villages including Constantine and Mawnan Smith provide a range of everyday amenities, while Falmouth offers further facilities including shops, restaurants, marinas and cultural attractions such as the National Maritime Museum Cornwall.
