The property also includes two usable cellars and two private gardens/extra land.

Located in Renishaw, the property is within easy reach of the M1, making it ideal for commuting and also has stunning views over the countryside.

This property is offered for sale via the Online Modern Method of Auction, a flexible and buyer-friendly way to purchase.

Buyers have 56 working days to exchange and complete from receipt of the draft contract, or 10 working days after payment of the Buyer’s Premium, whichever is earlier.

This timescale allows buyers to proceed with traditional residential finance.

If the auction is successful, or the vendor accepts an offer during the auction, the buyer will be required to pay a non-refundable Buyer’s Premium, securing the property and removing it from the market.

Buyers must agree to the auction terms and conditions before solicitors are instructed. Full details are available on the GOTO Auctions website or via Purplebricks.

Please note the property is subject to an undisclosed Reserve Price, typically no more than 10% above the Starting Bid. Prices are subject to change. To book a viewing, visit Purplebricks.

General Information A Buyer’s Premium of 3.6% of the purchase price plus VAT applies (minimum £6,600 plus VAT), along with a Legal Pack fee of £396 including VAT.

These fees are payable in addition to the purchase price and may be considered for Stamp Duty Land Tax calculations. Buyers should seek advice from their legal representative.

General Information – Auctioneer’s Comments The Modern Method of Auction does not require exchange on the fall of the hammer.

Instead, buyers are given time to complete the transaction, allowing for mortgage arrangements. The Buyer’s Premium secures the property during the Reservation Period.

All terms, conditions and the Reservation Form are available within the Legal Pack. Material Information Information provided by the vendor, agent and GOTO Group may not be fully verified.

Buyers should refer to the Legal Pack, available once registered, and carry out their own due diligence before proceeding.
