About
This spirited two-bedroom Victorian house sits on the Queen’s Park Estate, which was built by the Artizans, Labourers and General Dwellings Company.
Colour has been employed sparingly but masterfully, creating a set of spaces that are comfortable and full of personality.
A private garden extends at the rear, and the wonderful Queen’s Park (with its excellent Sunday market) is a short walk away.
The Tour Kilburn Lane is a peaceful residential street lined with picturesque houses.
This home’s front door is set within a brick-built porch; it opens to a hallway, which in turn leads to the living spaces. Richly toned oak herringbone floors line the entire ground floor.
The house was fully renovated four years ago by the current owners. At the front is the sitting room, a beautifully bright space thanks to a large shuttered sash window.
Panelled walls have been painted a warming terracotta up to the picture rail, and there is plenty of open shelving. The room is open to the dining room, where a deep forest green paint has been used.
There is more built-in storage here, and a subtly striking marble fireplace surround sits to one side.
Beyond is the kitchen, arranged in a galley style with wonderful marble countertops, white units and appliances, including a black Rangemaster oven.
French doors at the rear open directly to the garden. Stairs dressed with a vibrant orange runner ascend to the first floor.
There are two bedrooms here, both with white walls and the same oak floors as below. The principal is a delightful room with two shuttered sash windows and a generous bank of built-in wardrobes.
The bathroom is at the rear of the upper floor and has a fantastic traditional feel. Marble chequerboard tiles ground underfoot, and there is a roll-top bath and a separate walk-in shower.
The WC lies just before, slightly delineated by folding doors.
Outdoor Space The rear garden is accessed via doors in the dining room and the kitchen, which, when left open in the summer, creates a circular, cohesive feel.
Largely laid to lawn, the garden also has two terraced areas for outdoor dining and has beds ready for planting.
The Area Kilburn Lane is excellently located close to Queen’s Park, Kensal Rise and Ladbroke Grove.
