Enton Mill, Mill Lane, Godalming, GU8 5AH

A truly special listed property in the delightful rural hamlet of Enton, offering flexible accommodation with spectacular views over Upper Enton Lake and the Mill pond.

Believed to date from the early 17th century and with some later additions, the house boasts a wealth of period features including superlative oak joinery throughout, open fireplaces and a wonderful spiral staircase created from a tea clipper mast.

The versatile accommodation ranges over three floors and blends modern convenience with character details.

As you enter the hall you are greeted by the impressive feature staircase, which leads on to the comfortable sitting room, study and second drawing room.

The principal bedroom with en-suite, and the self-contained apartment which works perfectly as accommodation for an au pair or guests, are also situated on this floor.

Descending to the ground floor, you find the charming country-style kitchen/breakfast room with both gas hob and Aga and giving direct access into the beautiful garden, with the utility room, larder, downstairs WC, and of course, the formal entertaining spaces.

The handsome panelled dining room designed for hosting great parties also benefits from a window seat where you can enjoy the fabulous outlook, and the superb formal reception room with open fire offers dual aspects to the lake and pond and leads to the loggia and terrace.

On the second floor there are four generous-sized bedrooms, one with en-suite shower room and all benefitting from built-in storage, in addition to a family bathroom.

The garden is laid to lawn down to the edge of lake where you find a sunny terrace and steps to a grassy bank where you can relax in the shade of the trees. A gardener is included.

Further benefits include an extended length garage and grass tennis court. Ample parking is available.

The picturesque setting offers the best of both worlds, enjoying views over the magnificent Upper Enton Lake and the Mill Pond and surrounded by woodland and fields, yet nestled in an exclusive rural enclave and within striking distance of Milford, Witley and Godalming stations, the A3 and Guildford city centre.
