From its weatherboarded elevations and handsome red-brick chimney to its beautifully considered interiors and far-reaching rural outlook, 2 Goose Cottages is a home that captures the warmth and character of countryside living while delivering the comfort, connectivity and convenience expected of a high-quality modern property.

Offering approximately 2,216 sq ft of accommodation across the house, detached garage and first-floor studio , the property has been designed around the way people want to live: Gathering around the kitchen island, opening the doors to the terrace on a summer afternoon, retreating to the fireside living room in winter and working comfortably from home without sacrificing valuable family space.

The lifestyle offering is complemented by an impressive developer specification.

The home is pre-wired for ceiling speakers within the bedrooms and kitchen , as well as for a CCTV system An intercom connects the front entrance gate directly to a touchscreen within the kitchen , while Wi-Fi coverage extends throughout both the main house and detached garage.

Outside, the generous gravelled approach provides extensive private parking and leads to an outstanding detached garage, with a properly finished studio/office and shower room above.

Post-and-rail fencing preserves the home’s connection with its surroundings, allowing open countryside views to become part of everyday life.

Beautifully completed and ready to enjoy, 2 Goose Cottages offers space to breathe, room to grow and a lifestyle shaped by comfort, countryside and connection.

“A beautifully finished, future-ready home where generous modern living meets the timeless appeal of the Kent countryside.” – Mark Hoyle, Residential Sales Manager Open Weekend Join the developers on Saturday 29 and Sunday 30 August, between 10am and 2pm , and experience this outstanding home for yourself.

Wander through the light-filled interiors, explore the detached garage and studio, take in the rural outlook and see about everything 2 Goose Cottages has to offer.

No appointment is required—simply drop in. The Accommodation A broad and welcoming entrance hall establishes the sense of light and space that continues throughout the home.

Natural timber doors introduce warmth to the fresh interior, while the staircase rises towards the first floor and a clear view through to the kitchen draws you towards the heart of the property.

The layout has been carefully arranged to balance sociable dining and entertaining with quieter rooms in which to work, relax or unwind.

Kitchen/Diner The centrepiece of the home is the magnificent kitchen/diner , extending to approximately 28'5" in length and designed for both everyday family life and effortless entertaining.

The beautifully appointed shaker-style kitchen combines classic country influences with a crisp, contemporary finish.

Generous cabinetry, marble-effect work surfaces, integrated appliances and a substantial central island create a kitchen that feels equally suited to relaxed breakfasts, evening drinks or gathering with friends while dinner is prepared.

This is more than simply a place to cook. There is ample room for a generous dining arrangement, creating a sociable space where family and friends can gather throughout the day.

Extensive glazing draws in the light, while doors opening onto the paved terrace create an easy connection between the interior and the surrounding countryside.

During warmer months, the doors can be opened to let conversations and family life spill outside.

In winter, the generous proportions and warm timber flooring create an inviting setting in which to gather.

The kitchen also incorporates the developer’s modern technology specification, including an intercom connecting the front entrance gate to a touchscreen within the room It is also pre-wired for ceiling speakers , allowing purchasers to introduce an integrated sound system without disruptive retrospective installation.

Separate Living Room The separate living room provides a welcome contrast to the sociable kitchen/diner.

Extending to approximately 19'1" x 12'8" , this is a beautifully proportioned reception room centred around an exposed-brick fireplace and chimney breast.

The feature brickwork brings texture, warmth and a subtle sense of heritage to the otherwise fresh interior, creating a room that feels made for quiet evenings, comfortable sofas and relaxed fireside living.

With windows drawing in natural light and plenty of flexibility for furniture, the room can be both an elegant reception space and a cosy family retreat.

Office/Snug Positioned away from the principal living areas, the ground-floor office/snug offers valuable flexibility.

Whether used for home working, reading, children’s play or simply as a quiet room away from the activity of the main house, it provides a practical additional space that can adapt as the needs of its owners change.

Utility Room The separate utility room echoes the finish of the main kitchen and provides useful additional storage and laundry space, helping to keep the kitchen/diner calm and uncluttered.

Its external door also makes it particularly practical for countryside life—whether returning from a walk, dealing with muddy boots or managing the everyday comings and goings of a busy household.

A ground-floor cloakroom completes the accommodation on this level.

First-Floor Accommodation The bright first-floor landing connects four well-proportioned bedrooms, two en-suite shower rooms and the family bathroom.

Dormer windows, attractive rooflines and countryside views give the rooms individuality and character, while the neutral finishes provide a calm backdrop ready for the new owners to make their own.

The principal bedroom is a generous retreat with its own private en-suite shower room. Its proportions allow space for substantial bedroom furniture while retaining an open, restful atmosphere.

Bedroom two is another comfortable double room and also benefits from an en-suite, making it ideal for older children, visiting family or guests.

Bedrooms three and four provide further versatile accommodation, suitable for family use, guests, dressing space or an additional home office if required.

The developer has also pre-wired the bedroom ceilings for speakers , providing the infrastructure for a discreet integrated audio system.

Wall-mounted comfort-cooling units are visible within selected first-floor rooms, providing additional comfort during warmer weather.

Bathrooms and En-Suites The bathrooms combine traditional-style sanitaryware with clean, modern finishes.

Pedestal basins, chrome fittings, heated towel rails and attractive grey metro-style tiling create a timeless appearance that complements the wider countryside character of the home.

The family bathroom includes a bath, while the two en-suites provide dedicated shower facilities for the principal and second bedrooms.

Detached Garage and Studio The detached garage is a particularly impressive feature and offers considerably more than conventional parking or storage.

Approached across the extensive gravelled driveway, the garage benefits from a large powered roller door and a striking honeycomb-style LED ceiling lighting system.

The space would suit secure parking, storage, a workshop or a motoring enthusiast seeking an environment in which to display and care for their vehicles.

Wi-Fi coverage extends into the garage, while the building is also incorporated within the property’s future-ready technology provision.

An external staircase rises to a separate first-floor studio/office , accompanied by its own shower room.

Properly finished and filled with natural light, this highly adaptable space could become an inspiring home office, creative studio, gym, games room or hobby space.

Its physical separation from the main house makes it particularly appealing for purchasers running a business from home or seeking a defined boundary between working life and the sanctuary of the main residence.

Technology and Connectivity The developer has equipped the property with valuable infrastructure designed to support modern living while keeping visible cabling and equipment to a minimum.

The specification includes: Pre-wiring for ceiling speakers within the bedrooms and kitchen Pre-wiring for a CCTV security system Intercom connecting the front entrance gate to a touchscreen within the kitchen Wi-Fi coverage throughout the main property and detached garage Dedicated connectivity supporting home working and modern family life Together, these features allow purchasers to personalise and expand the property’s technology without the inconvenience of significant retrospective work.

Gardens, Grounds and Rural Outlook The property occupies approximately 0.22 acres , with the house and detached garage arranged around a broad gravelled approach that provides extensive private parking.

A paved terrace beside the house creates a natural setting for outdoor dining, summer entertaining or simply sitting with a morning coffee and taking in the openness of the surroundings.

Post-and-rail fencing complements the rural setting and maintains views towards the adjoining countryside, mature trees and traditional agricultural buildings beyond.

Rather than feeling enclosed, the outside space retains a visual connection to the wider landscape, allowing the colours, skies and changing seasons of the Kent countryside to become part of the home.

The external areas are newly formed, providing their next owner with the opportunity to shape the grounds around their own lifestyle—whether introducing lawns, planting, entertaining areas or a more natural country-garden scheme.

The gravelled driveway, detached garage and generous parking also provide the practicality required for family life, visiting guests and multiple vehicles.
