Milton Road, Pewsey, Wiltshire, SN9 5JW

Little Ann is one of those wonderfully individual country homes that rarely come to market, and this is only the second time it has come to market in over 70 years!

On the outskirts of Pewsey, surrounded by the beautiful landscape of the Pewsey Vale and with open countryside stretching away beyond the garden, this substantial period home combines enormous character, exceptional space and remarkable flexibility in a gloriously peaceful setting.

Dating back to the 1800s, the home has evolved over the years to create an impressive and wonderfully versatile family home and the scale of the property is impressive.

Step inside and there is an immediate sense that this is a house made for living in.

Character features are in abundance, exposed timbers and the individuality that comes with a home of this age sit comfortably alongside a layout that works brilliantly for modern family life.

The large dining room is particularly impressive with its garden room feel and it provides a fabulous space for entertaining, family celebrations and long lunches around the table, with a wood burning stove at one end adding to the ambiance.

The sitting room with its inglenook fireplace, exposed beams and large windows, offers a wonderfully comfortable everyday living space, while a separate snug provides somewhere more intimate to retreat to, perfect for relaxed evenings, a music room, reading or simply finding a quieter corner of the house.

A further reception room (currently a downstairs bedroom) with another fabulous inglenook fire with wood burning stove, offers further space for a growing family.

The kitchen is a wonderfully practical space, combining everything needed for contemporary family life.

There is an excellent range of fitted cabinetry with under-cupboard lighting, complemented by a tiled floor and a ceramic sink with a striking copper tap.

Cooking is well catered for with two built-in ovens, an induction hob, integrated dishwasher and wine fridge. And then there is the walk through pantry!

For anyone who enjoys cooking, baking, entertaining or making use of produce grown in the garden, it is an incredibly useful, and increasingly rare, feature.

The pantry leads directly through into the utility room, creating an excellent practical working area away from the main living spaces.

Across the house there are seven potential bedrooms, with six arranged over the first floor and an additional ground floor bedroom within the flexible annexe style accommodation if required.

The main bedroom is particularly generous and is a really beautiful room with its exposed timbers.

It offers exciting possibilities, as the neighbouring accommodation could potentially be reconfigured to create an ensuite and dressing area, allowing the main bedroom to become a fabulous private suite, subject to the necessary permissions and practical considerations.

The family bathroom is on the first floor and has been sympathetically designed with the era of the property in mind, with a freestanding claw foot roll top bath and shower cubicle.

One of Little Ann's greatest strengths is the flexibility of the accommodation. The end part of the house could operate almost independently, with its own living space, kitchen, bedroom and bathroom.

This creates tremendous potential for an annexe. Little Ann has also benefited from investment in more modern energy technology.

The main heating is provided by an air source heat pump and the property also has solar panels and secondary wood-fuel heating.

The solar panels generate with the heat pump about £4K year income and this covers the electric bill, so the house is net Positive on utility bills.

These additions provide an interesting contrast to the age and character of the house and will appeal to buyers looking for a period country home that has already begun the transition towards lower carbon technology.

As impressive as the accommodation is, however, it may well be the outside space that makes someone completely fall in love with Little Ann even more.

The incredible south facing garden provides an extraordinary setting for family life.

Huge expanses of lawn offer children seemingly endless space to run, play and explore, while beautiful mature trees give the garden a wonderful sense of permanence, privacy and connection with nature.

One of the most special spots is beneath the magnificent weeping willow.

Its sweeping canopy creates a wonderfully shaded place to sit on a warm summer afternoon, whether with a book, a glass of wine or simply enjoying the peace and watching the garden around you.

Then there is the vegetable garden, which really captures what life at Little Ann could be about.

For anyone who has ever dreamed of embracing a more self-sufficient country lifestyle, the space here is fabulous.

There is the opportunity to grow an abundance of seasonal vegetables, fruit, herbs and salad crops, harvesting produce from the garden and taking it straight into the kitchen.

It really is country living at its finest. And beyond the garden, the outlook becomes even more special.

Little Ann backs directly onto open fields, creating a wonderful sense of freedom and connection with the landscape.

The outlook stretches towards the surrounding Pewsey Downs and gives the garden a feeling of space that is increasingly difficult to find.

Outside there is parking at the front of the house and also a substantial garage, greenhouse and further outbuilding (please note, due to a fire some time ago, this building does need repair but offers huge potential).

For someone searching for space, freedom, flexibility and a genuine slice of Wiltshire country life, Little Ann offers something very special indeed.
