Brookford Lodge is a striking and distinctive family home, set across three storeys, offering panoramic views of the surrounding countryside.

It is a substantial lifestyle residence providing elegant living spaces, exceptional versatility and enchanting grounds, all set within the heart of one of the area’s most desirable villages.

Combining architectural character with modern family functionality, this impressive, detached home delivers the perfect balance between rural feel, village life and excellent connectivity to Chester, Wrexham and beyond.

A Home Designed Around Family Living Approached through double gates, Brookford Lodge immediately creates a sense of privacy and arrival.

A generous gravel driveway provides ample parking and access to the integral garage and an EV Charge-point, while thoughtfully landscaped front gardens framed by mature hedging and trees offer an attractive first impression befitting such a distinguished home.

Individually designed by a renowned, local architect, the property has been carefully enhanced and beautifully maintained by the current owners over the past twenty five years.

The result is a light filled and remarkably versatile residence that effortlessly adapts to changing lifestyles, whether as an exceptional family home or a property with annexe potential.

Stepping through the double doors, the impressive entrance hall immediately sets the tone for the accommodation beyond.

High ceilings absolutely strike you and create a wonderful sense of volume and space, while the abundance of natural light and carefully retained character features provide warmth and atmosphere throughout.

Elegant Reception Rooms & Exceptional Entertaining Spaces The principal reception rooms are both welcoming and wonderfully proportioned, designed equally for relaxed family living and sophisticated entertaining.

The elegant living room enjoys a large bay window with generous window seating overlooking the front gardens, while French doors open directly onto the rear veranda, perfectly framing the enchanting south facing garden beyond.

Oak parquet flooring, traditional radiators and high ceilings continue into the adjoining piano/reception room, once the formal dining room, which creates a marvellous entertaining space with further French doors opening onto the veranda and garden.

These interconnected living spaces provide superb flow for larger gatherings while retaining a warm and homely feel for day to day life.

The hallway also gives access to a useful cloakroom and the charming library/study which also opens onto the veranda.

At the heart of the home lies the magnificent kitchen dining room, extensively updated by the current owners to create a true social hub for the family.

Beautifully appointed modern cabinetry is complemented by premium Miele appliances including integrated ovens, warming drawers and a coffee machine, while the impressive central island with granite work surfaces incorporates induction hobs, a sunken extractor, sink and instant hot tap.

Overlooking the island is a charming, elevated reading balcony, adding architectural interest and a unique sense of personality to the space.

The adjoining utility room is exceptionally practical and provides direct access to the rear gardens.

Further versatility is provided by an additional reception room currently utilised as a playroom, though equally suited as a formal dining room, snug or family room.

Beyond this, a gym offers excellent flexibility for fitness, wellness or hobby space.

Outstanding Flexibility & Annexe Potential One of Brookford Lodge’s most exciting features is the incredible versatility of its layout.

A half landing leads to the substantial snooker and games room, with full sized snooker table an impressive space that further enhances the home’s entertainment credentials.

Importantly, this section of the house offers significant potential to create a self contained annexe by reconnecting the games room with the adjacent office and music studio.

With its own access already in place, the accommodation could lend itself perfectly to multigenerational living, guest accommodation, independent teenagers, home business use or even ancillary letting potential, subject to any necessary consents.

It is this adaptability that has allowed the home to evolve so naturally with the current owners’ changing family life over the years.

Luxurious Bedroom Accommodation The bedroom accommodation is arranged thoughtfully across the upper floors, providing privacy and flexibility for both family and guests.

The principal suite is particularly impressive, designed by the current owners as a luxurious retreat.

The generous dual aspect bedroom enjoys lovely natural light, while the dressing room overlooks the beautiful rear gardens.

The accompanying shower room is beautifully appointed with tasteful tiling and a large rain shower, creating a calm and elegant sanctuary.

The first floor also offers an additional double bedroom with ensuite shower room, together with a further bedroom, all enjoying delightful views across the rear garden.

Occupying the second floor is an ideal teenage retreat or guest suite arrangement.

Two spacious double bedrooms with fitted wardrobes are accompanied by a beautifully fitted bathroom complete with integrated television, creating a luxurious and private upper level sanctuary.

Enchanting South-Facing Gardens & Woodland The gardens at Brookford Lodge are nothing short of magical and have matured beautifully over the owners’ twenty five years here, with them having planted and nurtured much of what you see here today.

Extending to approximately 0.6 acres in all, the grounds are completely enclosed and provide a wonderful sense of privacy, nature and lifestyle rarely found in such a conveniently connected village setting.

Immediately adjoining the house, a paved terrace creates the perfect space for alfresco dining and entertaining, seamlessly connecting to the elevated veranda which enjoys glorious views down the garden.

The large hot tub provides yet another luxurious place to relax and unwind while enjoying the peaceful surroundings and evening sunsets.

A substantial level lawn extends toward a secluded seating area beside the ornamental pond, perfectly positioned to enjoy the morning sunshine with coffee accompanied by birdsong.

Beyond the formal gardens lies an enchanting woodland area threaded with meandering pathways, spring bluebells and pockets of natural beauty.

Previously home to chickens, ducks and geese, this wonderfully natural setting creates a true haven for children, wildlife lovers and those seeking an immersive countryside lifestyle.

The owners speak fondly of evenings around the firepit during autumn and winter, summer days spent outdoors from dawn until dusk, and the magical atmosphere created throughout the seasons.

From bluebell lined woodlands in spring to festive family gatherings beside the fire at Christmas, Brookford Lodge has provided the backdrop to countless cherished memories.

Village Life, Connectivity & Lifestyle Positioned within the picturesque village of Worthenbury, Brookford Lodge enjoys the perfect balance between peaceful rural living and excellent accessibility.

The village itself is known for its friendly community atmosphere, excellent local amenities and wonderful countryside surroundings.

Bangor On Dee lies just two miles away, while Wrexham (7.5 miles), Chester (16 miles) and major commuter routes are all within easy reach, making the property exceptionally well placed for both regional and wider travel connections.

Families are particularly well served by a selection of highly regarded schools including Bishop Heber High School, Abbey Gate College and the independent King’s and Queen’s schools in Chester.

The surrounding area offers an exceptional lifestyle with beautiful walks, charming country pubs and excellent leisure facilities close by.

Vendor Insight – Brookford Lodge When did you first find this home, what first drew you to it, and what was it that instantly captured your heart?

“Over 20 years ago we decided that we’d like to start a family and we wanted a home that ticked lots of boxes; I had a bit of an unrealistic checklist – I wanted a house that could accommodate a growing family; a safe, enclosed garden, to be surrounded by nature but close to Chester and somewhere with easy access to commuter links, as my husband frequently worked abroad.

We couldn’t believe it when we viewed Brookford Lodge and it was everything we’d been looking for and more!” Can you recall the moment you knew it was “the one”?

“The moment we drove through the gates I was optimistic. It was such a unique design and such a private house yet in the heart of a pretty village.

When I stepped inside, the high ceilings made it feel spacious and airy. It felt so homely I was literally picturing our furniture in each room.

It was definitely ‘the one!’.” Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part?

“Brookford Lodge has grown and adapted with us over the years, allowing us to easily embrace each new stage of life and occasion.

The kitchen has been the heart of our family home, and it made perfect sense to add a playroom off the kitchen when the children were young, which became a great place for them to invite friends as they grew older.

As the girls became teens, they took over the entire top floor, so they had their own space and privacy.

What was once the nursery became a guest bedroom with en-suite for friends and family.” Tell us a little about the home’s history.

Have you made any changes or additions that you feel have enhanced its character or functionality? “When we moved in, the garden was just a field.

It’s been wonderful over the years to see how it’s grown and matured. The woodland area provides a fabulous habitat for birds and hedgehogs.

We added a small patio near the pond, which captures the morning sun and is the perfect place for breakfast, and the BBQ area is great for gatherings with family and friends.” Is there a particular feature or detail that holds special meaning for you?

“The hot tub has been a great addition to the garden. Sitting, chatting to friends and watching the sun set has been fun.

But watching my toddlers learning to swim is a particularly special memory for me.

For my husband, the office and studio having its own entrance, separate from the house has been invaluable for working from home.” Which spaces do you find yourself gravitating to most, and why?

“Our open plan kitchen is where we have spent most of our time as a family. When entertaining and preparing food, it’s easy to stay involved in the conversation.

With the games room just off the kitchen, the children could play and still be connected.” How does your home make day to day living feel special?

Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old?

“I love all of the windows at Brookford Lodge - it is such a light and bright home, with many of the rooms having dual aspect.

The garden faces south, so from daybreak until dusk, all the rooms are flooded with light. Sitting on the decking, listening to the birds and looking down the garden always feels special.

It’s like being on holiday every day!” What time of year does the property feel most magical, and why? “All of the seasons here have their own special meaning.

We love the bluebells that carpet the woodland area to mark the start of Spring. Summer is fabulous; the patio area is a sun trap, so we’re outside a lot, on the decking area or in the hot-tub!

In Autumn and Winter we light log fires in the fire-pit and cook chilli and jacket potatoes, especially for bonfire night. Perhaps the most magical of all is Christmas.

The living flame fire flickers in the sitting room.

We always have a large Christmas tree from the local Christmas tree farm in Threapwood, and the whole family gathers to celebrate!” For families, what do you feel makes this such a wonderful place to raise children?

“Worthenbury is a very safe and friendly village. Halloween is a special time in the village, where most of the neighbours are happy to welcome the door to door ‘trick or treaters’.

At Christmas, the local farmers organise a ‘Tractor-Run’ where they decorate their tractors and drive through Worthenbury and other local villages in convoy, collecting donations for charity.

The village hall has pizza and wine and the whole village turns out in support. There is a play park in the village, with a small cycle track where our children learnt to ride their bikes.

There are also some great schools – Malpas has the Alport primary school and Bishops Heber secondary.

Abbey Gate College is a short drive and there is a local school bus to The Kings School or The Queen’s school for girls in Chester. The garden is great to explore and is enclosed on all sides.

We kept chickens, geese and had ducks on the pond. There are some great walks around our local area, down winding country paths.” How would you describe the lifestyle on offer?

“I’d say it’s a perfect mix of peace, tranquillity and everything a countryside location has to offer, combined with easy connectivity to schools, the city and transport links.” Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here?

“There are lots of fabulous country pubs, but we love the ‘The Boat’ at Erbistock, such a pretty 17th century inn set beside the river Dee. It is tucked away and it took us a while to discover it!

The ‘Lost Barn’ in Tilston is fabulous for coffee and breakfast.

We are also members of Carden Park which is just a 20 minute drive away and has a world class spa and golf club, great gym facilities and a lovely swimming pool.” What about local events or venues for entertaining family and friends?

“Bangor-on-Dee racecourse is a 10 minute drive from Worthenbury and is a great day out.

Alderford Lake is also local and has a wonderful café, lots of water-based activities all year round and several festivals.

My husband enjoys mountain biking with friends in Llandegla.” Can you share a remarkable or meaningful moment that truly sums up your time in this home?

“Bringing my first-born home and showing her around the house, and in a flash, marking high-school graduation with Pre-Prom parties in the Garden under a Marquee with champagne flowing.

It’s been a blast!” What do you think the next owners will fall in love with most?

“Brookford Lodge is such an adaptable house, the next owners will be able to make their home anything they want it to be.

The flexibility to have multi-generational living, a family home or an exceptional house to entertain in, Brookford Lodge has it all.

For anyone who loves peace and privacy and is looking for a countryside lifestyle yet with all the advantages of the proximity to lots of amenities, look no further!” As you prepare to move on, what will you miss most and what will you take with you in your memories?

“We will both miss the garden and especially the birdsong, the local area and the friends we have made. Brookford Lodge has managed to adapt to everything we have needed with room to spare!

This house has been the backdrop for the story of our lives. We hope the next owners love it as much as we have.” Additional Information Services: Mains electricity and water. Private drainage.
