28 - 30 High Street, Fraserburgh, AB43 9AN

Exciting mixed use investment property.

We are delighted to offer to auction this excellent mixed use investment opportunity enjoying prime position on Fraserburgh High Street, in the north-east of Scotland.

The property comprises a ground floor retail unit (approximately 80 sq. Metres), currently tenanted, together with four residential flats above (three one bedroom and one two bedroom units).

The retail tenant has been in occupation for approximately 10 years on an informal arrangement, currently generating £600 pcm (£7,200 per annum), and has indicated a clear desire to remain under new ownership providing instant income from day one.

The upper flats are currently vacant but offer significant income potential.

At lha rates, and post upgrade works, these flats could potentially achieve around £24,500+ per annum, with the possibility of greater income levels through the short-term rental market (subject to necessary consents).

While some upgrading works are required, the residential element offers a combined Home Report valuation of £125,000, making the attractive guide price highly competitive and with value add potential.

Fraserburgh is undergoing notable regeneration, with harbour expansion and forthcoming offshore wind developments set to drive increased rental demand for both long-term and short-term accommodation.

Early viewing and registration of interest are strongly advised as this is likely to attract significant attention.

The coastal town of Fraserburgh, Aberdeenshire, is positioned on the north-east coast of Scotland.

Fraserburgh offers a range of retail and leisure facilities including supermarkets, independent retailers, cafés, restaurants, and banking services, as well as primary and secondary schooling, healthcare facilities, and leisure amenities such as sports centres and coastal walks.

Fraserburgh enjoys strong road connections via the A90 and A952, providing direct access to Peterhead (approx. 17 miles) and Aberdeen (approx. 40 miles).

Regular bus services also link Fraserburgh with surrounding towns and cities.

The town is currently benefitting from significant investment and regeneration, particularly linked to the expansion of Fraserburgh Harbour and the wider growth of the offshore wind sector in the North Sea.

Major renewable energy projects and infrastructure upgrades are expected to drive employment and population demand, increasing the need for both long-term rental accommodation and short-term serviced lets.
