Rock Cottage, High Street, Moreton-in-Marsh, GL56 9HD

An elegant remodelled and renovated Cotswold house with superb, landscaped gardens and views in a desirable village.

Description Rock Cottage, which is Grade II listed, sits in an elevated position enjoying breath-taking views and dates back to the 1800’s.

A plaque on the gatepost mentions the famous prophetess Joanna Southcott who lived here from 1804 to 1814.

The current owners sympathetically extended, remodelled and renovated it to an exceptional standard in 2022 to 2023 to include solar slate roof tiles to the frontage.

Throughout the property there is exposed stone and wonderful picture windows flooding the elegant living space with light.

The private gardens have also been extensively landscaped, and from the top terrace views are enjoyed across the rooftops of Blockley and the open countryside behind.

The front door opens to a large entrance hall with a range of fitted cupboards and a central staircase rising to the upper hall.

The hall flows through to the sitting/dining room, which has a door to the cloakroom, Chesney woodburning stove set in a traditional fireplace, engineered oak flooring and doors opening to a large front paved terrace with fine porcelain paving tiles.

Accessible from the sitting/dining room, the fitted kitchen and breakfast area features marble floor tiles, a Belfast sink, and Corian worktops.

French doors open onto the front terrace, enhancing the sense of space and light.

The room includes a central breakfast island and is equipped with a mains gas Everhot range cooker, two integrated fridges and freezers, a dishwasher, and a Quooker tap providing instant hot, chilled, and sparkling water.

The kitchen opens into a timber-framed conservatory breakfast area, which previously had approved consent for replacement and enlargement into a garden room with a lean-to tiled roof.

Although that consent has now lapsed, there is scope for reinstatement, subject to obtaining the necessary planning permissions.

Adjacent to the kitchen is a well-appointed utility room, complete with fitted cupboards, space for a stacked washing machine and tumble dryer, and a wine cooler.

A striking rear stair tower extension houses a beautifully crafted turning staircase that ascends to the first and second floors.

This architectural feature is enhanced by a statement wrought iron balustrade, Crittall windows, and a Crittall door on the first floor that opens onto the terrace.

The first floor hosts a luxurious principal bedroom, showcasing a feature fireplace and an adjoining dressing room with LED-lit fitted wardrobes.

The en suite bathroom has a walk-in double shower, freestanding bath, and twin washbasins set into a stylish vanity unit.

A spacious guest bedroom also enjoys a feature fireplace and its own en suite, fitted with a double shower.

Off the top floor galleried landing are two double eaves bedrooms, each with a built-in dressing table and wardrobes, which are served by a shower room.

A winding driveway leads to ample parking in front of a detached double garage, which includes a versatile room above.

This space is fitted with a built-in desk, storage cupboards, and a shower room, and is accessed via doors from the upper terrace-ideal as a home office or superb ancillary accommodation.

The gardens have been exquisitely landscaped with great attention to detail.

A generous upper terrace, accessible from both the sitting room and kitchen, wraps around to the side of the house where a dedicated barbecue area features a Belfast sink, worktop, and mains gas-fired grill.

Steps lead up to a further terrace with a glass balustrade, incorporating a sunken trampoline and offering stunning views over the rooftops of Blockley and the surrounding countryside.

A gate provides direct access to a public footpath beyond. Throughout the garden, winding gravel paths meander through areas of lawn, mature trees, and well planted borders.

Thoughtfully placed seating areas invite relaxation, while a greenhouse with electric supply and four raised beds supports productive gardening.

The entire garden is equipped with power points, lighting, and water taps, ensuring both beauty and functionality.
