The Knowe, Lochranza, Isle Of Arran, North Ayrshire, Ka27 8Jf Occupying one of the most northerly positions on the island, The Knowe is a remarkable detached residence set within approximately three-quarters of an acre of beautifully landscaped grounds.

Formerly a traditional croft, the property has been thoughtfully transformed into an exceptional two/three-bedroom home of considerable quality, enjoying a truly spectacular coastal setting with far-reaching views across the Kilbrannan Sound, Loch Fyne and the upper reaches of the Firth of Clyde.

Peacefully situated near the picturesque village of Lochranza, the property is approached via a narrow track shared with a small number of neighbouring homes.

The approach itself is striking, flanked by sea and rolling hills, creating a wonderful sense of arrival and an immediate appreciation of the home’s secluded and dramatic setting.

Internally, The Knowe is presented to an exacting standard, combining elegant contemporary finishes with the warmth and character befitting its rural surroundings.

The accommodation is introduced by a naturally bright entrance porch or boot room, leading into a welcoming central hallway with built-in storage, setting the tone for the quality that continues throughout.

The principal reception rooms provide a series of beautifully proportioned living spaces designed for both relaxation and entertaining.

The dual-aspect sitting room enjoys abundant natural light and features a log-burning stove set against neutral décor and hardwood flooring.

A further family room, equally generous in scale and also complete with a log burner, offers flexibility as an additional bedroom if required, with French doors opening directly onto the gardens.

Complementing the principal living areas are two delightful sun-filled spaces positioned at either gable end of the house: A conservatory and a separate garden room, both capturing panoramic views across the surrounding gardens and out to the sea beyond, and providing tranquil areas in which to unwind.

At the heart of the home lies a striking dining kitchen, notable for its impressive double-height ceiling with skylights and dual-aspect windows that flood the room with light while perfectly framing the coastal views.

The kitchen is fitted with wood-fronted cabinetry, granite work surfaces and integrated appliances, together with ample space for dining and informal seating beside a further log-burning stove.

A neighbouring utility room and rear porch provide additional storage, workspace and direct garden access.

A family bathroom serves the remaining ground floor accommodation and features a four-piece suite including bath and separate shower.

The bedroom accommodation is arranged on the first floor, where two generous double bedrooms extend from a landing with built-in storage.

Elevated above the gardens, both rooms enjoy spectacular outlooks towards the sea and surrounding countryside.

The principal bedroom suite benefits from a Juliet balcony and a well-appointed en-suite shower room.

The property further benefits from double glazing throughout, electric heating and underfloor heating in several of the principal rooms, ensuring comfort year-round.

Externally, the grounds are a particular feature of The Knowe.

Extending to approximately three-quarters of an acre, the wraparound gardens are beautifully maintained and thoughtfully arranged across a series of terraces.

Manicured lawns, mature planting and sheltered seating areas provide numerous spaces for outdoor dining and relaxation, all set against the ever-changing backdrop of sea and hillside views.

The gardens also include a small apple orchard, an established vegetable garden, a pond, a log store and four substantial storage sheds, two of which benefit from power.

The garden also offers ample space to create an annexe/home office/studio (STPP). A gated driveway provides ample private parking and turning space.

Combining refined interiors with a breathtaking coastal setting, The Knowe represents a rare opportunity to acquire a distinctive island home offering tranquillity, privacy and exceptional views, while remaining within reach of the amenities of Lochranza village.

Area Description Lochranza is widely regarded as one of the most picturesque villages on the Isle of Arran, set within a sheltered bay and framed by dramatic surrounding hills.

At the heart of the village stands the iconic Lochranza Castle, positioned on a striking shingle spit extending into the loch and forming a distinctive focal point to the landscape.

On the southern shore of the loch lies the celebrated Isle of Arran Distillery, which began whisky production in 1995 and has since become one of the island’s most popular attractions.

The surrounding area is renowned for its rich wildlife, with frequent sightings of red deer, golden eagles, seals and otters.

Leisure facilities include a scenic 11-hole course at Lochranza Golf Club, while the village itself benefits from a welcoming and active community, a post office, medical surgery and the well-regarded The Stags Pavilion, known locally for its excellent food.

The Lochranza Country Inn was recently purchased by the local community and reopened in 2023, further enhancing the village’s amenities.

A ferry terminal at Lochranza provides a convenient link to Claonaig on the Kintyre peninsula, offering quick access to the spectacular west coast of Scotland.

Primary schooling is available in the nearby village of Pirnmill, with secondary education located in Lamlash.

The island’s principal town, Brodick, provides a wider range of amenities including two larger Co-op supermarkets, independent shops and a full range of professional services.

From Brodick, regular ferry services operated by Caledonian MacBrayne sail throughout the day to Ardrossan on the mainland.

Travellers benefit from the Scottish Government’s Road Equivalent Tariff (ret) scheme, which has significantly reduced ferry fares.
