Shared Ownership Shared Ownership is a government scheme that enables you to buy an initial share in a home (usually between 25% – 75%) while paying a reduced market rent to a housing association on the remainder.

This means you can get your foot on the housing ladder with a lower deposit, at a price that you can afford.

As you save money and your financial situation improves, you can buy additional shares, in 10% increments, in your home until you own 100%.

To apply for shared ownership: • Your household income must be £80,000 a year or less and; • You must be unable to afford all of the deposit and mortgage payments for a home that meets your needs.

One of the following must also be true: • You’re a first-time buyer • You used to own a home but cannot afford to buy one now • You’re forming a new household - for example, after a relationship breakdown • You’re an existing shared owner, and you want to move • You own a home and want to move but cannot afford a new home that meets your needs Shared Ownership enables you to buy the home you want at a price you can afford and at a repayment that is affordable for you.

Where applicable, these homes will remain as affordable housing tenure and are specifically shown to make it clear that they are not available for general sale.

On the Coombe Farm development, the planning consent requires 16 homes for affordable rent and 13 homes for shared ownership. These homes will remain as affordable housing tenure.

An additional 30 affordable homes will be provided for low-cost rent, supported by funding from Homes England.

These homes are also expected to remain under affordable housing tenure and are being initially offered to key-workers. The remaining homes on the development are available for open market sale.

Please note that the mix of tenures on the development may change. There are three planning applications for new homes within the immediate vicinity of Coombe Farm at the time of going to print.
