91, Barton Road, Comberton, CB23 7BT

91 Barton Road is a detached three-bedroom bungalow occupying a generous plot of around 0.24 acre in Comberton, one of the more established and well-served villages to the west of Cambridge.

The house now requires renovation, but the essentials here are unusually strong: a broad frontage, deep grounds, garaging and a large workshop with electric roller door, lighting and power, giving the property a practical dimension beyond the usual village bungalow.

The accommodation is arranged entirely on the ground floor, with a central hall giving a clear and workable layout.

There are three bedrooms, two of which are good doubles, alongside a sitting room of notable length with windows and glazed doors drawing light from the garden side.

The kitchen/dining room is also generously proportioned and has enough space for everyday eating rather than simply cooking, which will matter to buyers thinking about long-term living rather than short-term presentation.

The bathroom and separate WC sit towards the rear, and the existing plan suggests scope for reworking, subject of course to any necessary consents and a buyer’s own requirements.

The plot is a significant part of the appeal.

There is lawned garden to the front, driveway access running along the side which provides parking for multiple vehicles, and further hardstanding and garden space beyond the bungalow.

The garaging and large workshop will be of particular interest to buyers needing secure storage, hobby space, vehicle space, or a serious home workshop.

It also helps explain why the property may suit someone looking for more than simply a house and garden.

Comberton remains a strong west Cambridge village for buyers who want space and a more settled setting without losing sensible access into the city, the M11, Addenbrooke’s and the wider technology and research campuses to the south and west.

Barton Road places the property on one of the village’s established routes, with the everyday advantages of village life close at hand and countryside within easy reach.

For buyers prepared to take on renovation, this is a property where the viewing should be about land, flexibility and long-term potential as much as the building itself.

Comberton is a larger village located about 6 miles west of Cambridge, with the centre set around a pretty village duck pond.

The village offers an excellent range of facilities and amenities including a shop / post office as well as schooling provision from pre-school up to the age of 18 years.

The 'outstanding' Ofsted rated Village College also has an adjoining Sports and Arts Centre providing fitness and theatre facilities for the community.

Additional village facilities include a doctors' surgery, dentist, public house, butchers, hairdresser and a large recreation ground.

For the commuter the access point at junction 12 for the M11 is close-by and there is a cycle-path from the village to the city.
