Spacious, Dog-Friendly Three-Bedroom Village Home with Bills Included, Home-Office Space, Parking and EV Charger £2,300 per calendar month total, including bills Deposit: Five weeks' rent Available by arrangement from approximately October/November 2026 Set in the peaceful Leicestershire village of Barsby, this is a spacious and versatile three-bedroom home surrounded by countryside, public footpaths and excellent local dog walks.
The property is particularly well suited to dog owners, people working from home, or anyone looking for a quieter rural lifestyle.
It offers unusually generous built-in storage throughout, two potential home-office spaces, large living areas, two reserved parking spaces and an electric-vehicle charging point.
The house can be offered unfurnished or partially furnished by agreement. Ground floor The house opens into a useful entrance room, currently arranged as a small seating and plant area.
It would also work especially well as a practical boot room or dog room after muddy countryside walks.
The large kitchen offers extensive cupboard and drawer storage, an oven, hob, dishwasher, fridge and an impressive three-metre island with plenty of space for preparing food, eating and gathering.
A substantial under-stairs cupboard provides further storage and extends beneath the staircase towards the adjoining lounge. The spacious lounge is large enough to accommodate several different uses.
It is currently arranged as a relaxed living and recreation space with an additional work area. A built-in desk and bookcases may remain if useful, or can be removed by agreement.
The house has gas heating as well as a substantial working fireplace.
In addition to being an attractive focal point, the fireplace produces a significant amount of heat and, when kept burning, helps warm the wider house.
There is also a convenient downstairs WC with a washbasin.
First floor Upstairs are three flexible rooms, allowing the property to be used as a three-bedroom home or as two bedrooms with an additional lounge, studio or office.
The principal bedroom includes a large built-in wardrobe and an adjoining room currently used as a private home office and dressing room.
This additional room contains unused plumbing connections but is not currently fitted or presented as an en-suite bathroom. The second bedroom also benefits from a generous built-in wardrobe.
The third room is currently arranged as an upstairs lounge, but can comfortably be used as a third bedroom, office, hobby room or additional living space.
The main bathroom contains a large shower, WC and washbasin. Please note that the property does not have a bath. Two useful storage cupboards are situated separately in the upstairs hallway.
These currently house the washing machine and tumble dryer, both of which will be provided. Further storage is available in the loft, as well as in a small external store attached to the house.
Private garden The house has its own fully enclosed, gated garden, separate from the shared driveway.
The garden is secure for dogs and offers a surprisingly private and comfortable place to sit outside.
The planted areas are relatively manageable, although they require regular watering during warm weather and some seasonal trimming and care.
Many of the plants were added during the past two years and should become increasingly established, but we would still love tenants who will enjoy and look after the space.
The garden has vehicle-width gated access and could, if agreed in advance, be used to accommodate an additional car.
It is currently intended and presented as a garden, and using it for parking would naturally reduce the available outdoor space. Hot and cold outdoor taps are available within the garden.
These are particularly useful for rinsing muddy dogs, boots and outdoor equipment.
A tenant-supplied outdoor bath or hot tub may also be possible, subject to prior written agreement and a suitable, safe arrangement for its placement, installation and drainage.
Shared driveway and parking The driveway sits between the main house and the annexe and is the only outdoor area shared between the two properties.
Two parking spaces outside the garden gate are reserved for the main house. The electric-vehicle charger is positioned beside these spaces.
Arrangements for using the charger, including the associated electricity costs, will be discussed separately with any tenant who wishes to use it.
The annexe has one parking space together with a small outdoor seating area.
That seating area may occasionally be used for temporary access when necessary, but it is not an additional resident or guest parking space for the main house.
Visitors can ordinarily find further parking along the street. The annexe is an entirely separate building and does not connect with or form part of the main house.
It will be occupied under a separate arrangement.
Location and lifestyle Barsby is a genuinely quiet, rural and dog-friendly village, with countryside walks and public footpaths accessible throughout the surrounding area.
Responsible dog owners are warmly welcomed. The neighbouring village of Ashby Folville can be reached on foot and has a Saturday village-hall cafe or coffee morning.
Burrough Court is approximately a ten-minute drive away and provides an attractive weekday cafe serving coffee, breakfast, lunch and cakes, together with landscaped surroundings and a secure dog field.
Melton Mowbray is the nearest town for everyday shopping, cafes and restaurants. Larger destinations, including Loughborough, Leicester, Nottingham and Market Harborough, are also accessible by car.
The peaceful rural location is one of the property's greatest strengths, but prospective tenants should be aware that a car is strongly recommended for shopping, leisure activities and most everyday journeys.
Broadband and mobile reception Broadband is included within the rent.
The current connection is not fibre, but in our experience it has been sufficient for two people to work from home simultaneously, including attending online meetings.
It is also suitable for ordinary streaming and everyday internet use, although very large downloads can take longer and occasional interruptions may occur.
Mobile reception can vary within the house and is generally stronger upstairs. Wi-Fi calling or internet-based services such as WhatsApp are useful for reliable calls.
Rent, bills and furnishings The rent is £2,300 per calendar month and includes Council Tax, gas, electricity, water and broadband.
Arrangements for electricity used through the EV charger will be agreed separately if the tenant wishes to use it.
The Council Tax band and EPC rating are currently being reconfirmed and will be provided to prospective tenants before the tenancy is agreed.
The property can be offered unfurnished or partially furnished, depending on what would be useful to the incoming tenants.
Selected existing furniture, bookcases and storage units may be left by agreement.
However, the property should not be assumed to be fully furnished, and tenants will need to provide their own essential furniture, including bed/s.
The televisions and some personal furniture shown in the photographs will be removed. The dishwasher, oven, hob, fridge, washing machine and tumble dryer will all be provided.
A complete inventory will be agreed before the tenancy begins so that both parties are clear about what will remain.
Availability and viewings The property is expected to become available between approximately mid-October and November 2026. The precise moving date will be agreed with the successful applicants.
We can be very flexible with viewing times and will do our best to arrange an appointment at a time that suits you.
