Garden House, 5A, Dogget Lane, Cambridgeshire, CB21 5BT

Garden House was designed and completed in 2022 by the current owners who have created with much attention to detail, the most highly original home.

The property backs onto fields and is approached via a gated driveway lined with espalier hornbeam trees and lavender planted boarders, leading to a large parking and turning area.

The property is constructed of a high quality timber frame with brick and rendered elevations under a slate tiled roof. Heating is underfloor throughout via an air source heat pump.

The superb double glazed windows are made by bereco with stone window sills in part.

An oak framed vaulted entrance porch leads to the inner hallway which like most of the ground floor has solid oak flooring.

There is a well appointed cloakroom and a very large utility room with stable door leading to a side covered porch with an external dog shower.

The utility room provides extensive storage with a Butler sink and haier washing machine and tumble dryer.

A further inner hall area leads to a turning staircase with bespoke wrought iron bannisters flooded by natural light from a stunning arched window.

Across the hall is a large study/snug with twin aspect and fitted cupboards. Double doors lead through to the kitchen/breakfast room, dining room and sitting room, this whole area being L-shaped.

The kitchen/breakfast room overlooks a paved courtyard with water feature. The kitchen/breakfast room has limestone flooring which continues into the dining area and to the rear external terrace.

A central island has an joining breakfast bar area constructed from live edge beech wood.

The cabinets are of a shaker style with twin Butler sink unit with a Quooker tap providing hot, cold and sparkling water.

Ample cupboard and drawers provide excellent storage with the bonus of a shelved walk in pantry with a slate shelf with air cooling ventilation.

Appliances include a Neff cooker and combination oven, Bosch dishwasher and French style Samsung free-standing fridge-freezer.

The dining area has bi-folding doors leading to the extensive outdoor dining terrace and features a built-in electric log and coal effect fireplace.

This opens to the sitting room with oak flooring, twin aspect and French doors opening to the rear garden.

The first floor landing is spacious and part vaulted with exposed timbers and has a large airing cupboard which houses the pressurised water system.

An inner lobby/dressing area with Velux window provides a dressing area with twin double wardrobes and leads to the master bedroom.

This room offers it all – with bi-folding doors leading out to the covered balcony, vaulted ceiling and fireplace, plus an adjacent dressing room.

The large en suite bathroom is fitted with a free-standing bath, twin sinks inset to a large range of built in cupboards, double shower and sauna.

The 3 other bedrooms all have built-in wardrobes, there is a superb family bathroom with bath and shower, another en suite with bath and shower and the third bedroom has an en suite shower.

All bathrooms have low level sensor LED lighting.

Outside, the attractively landscaped grounds of Garden House have reached maturity since 2022 and now offer the most wonderful grounds complete with a sunken feature pond (6m x 3m) with raised beds and oak edging.

There is a wide variety of mature trees and shrubs with well stocked boarders and raised beds.

To the far left hand west facing corner is the oak framed summerhouse ideal for entertaining with enclosed bar area and electric heating.

The mature grounds are enclosed by wrought iron Estate fencing along with mature hedging and close-boarded fencing.

Adjacent to the driveway is a former single garage which has been converted to a studio. This now has potential to become a home office or gym.

There is also a carport with a pitched roof that gives access to a large loft storage area.

The nest is attached and provides an open plan studio/bedroom 5 with ensuite shower room and kitchen area – ideal for guest accommodation. Note The Nest has its own rear courtyard garden.
